This is our second stay. The boss is a person who understands the atmosphere very well and has arranged his small yard in an orderly manner. The song quality is very good, not too noisy, the atmosphere is warm and quiet, the room is quite satisfactory, the highlight is that there is a refrigerator, there is plenty of hot water, there is a wide enough space to park the guests' motorcycles, there is no need to worry about parking problems, when we When our car has no oil and cannot start, the boss will enthusiastically help us fill it up with oil and come back. He has a straightforward personality and is very helpful!

The location of the hotel is very good, close to everything, cafes, supermarkets. Many famous restaurants Located almost in the city center At a price of just over 300 bahtThe atmosphere is like a normal guesthouse. There is a motorcycle park. But I'm not sure where to park the car.The room has a water heater, a fan, and no hair dryer. But I don't know if the owner of the room has one to lend. The cleanliness is considered to be suitable for the style of a cheap guest house.The owner is the friendliest imaginable. If people think that speaking must be polite and formal, I'd say they'll definitely be offended. But personally, I feel very cheap. Came here again for the 2nd year. This year I stayed 3 nights. I tried to reserve this place because I really liked it. But it is considered difficult to reserve because the room is full every time you reserve. You have to find a time to cancel your reservation. Overall, give it 8/10.A few points deducted for cleanliness and few plugs. Anyone who is coming to stay and has a lot of things that need to be charged is recommended to bring plugs.

Slightly sketchy rooms, but with AC, aswell as Wifi. The shower was a bit scuffed, only a hose in the bathroom so the hole floor and toilet got wet.It was located near the city, about a 15 minute walk from the most famous Night Markets in Chiang Mai. Overall the hotell was maybe 6/10 but a decent room for the cheap price if you're only staying 1-2 nights.

Hotel globally ok, kind of lukewarm..Rooms are globally clean, but you can see that they have done the 80 % of the pareto. Not more.The receptionnist gives you what you need but is kind of rudly sympathic. Speak rudly but to say something nice..You're not too far from the city center to go by foot, but it's still far enough to make you want to take a Tuk Tuk.Very weird comment, i totally agree, but kind of give you the beat of what we felt.

Not worse considering the price, relatively clean and in good condition, located in a relatively quiet cul-de-sac.The only person providing reception is friendly but not always there.Generally speaking the place is quite quiet unless some disrespectful customers are noisy, and this is unfortunately far from being an exception, because all the rooms have absolutely not soundproofed windows which overlook the same corridor, so the notion of calm becomes entirely relative and random.On the ground floor a covered terrace where a TV constantly broadcasts sports broadcasts, or Thai songs or international variety of an old-fashioned or even syrupy style as well as three hammocks generally occupied by Thais with their eyes glued to their smartphones.. Nothing too bad, nothing very interesting either!The bedroom windows are in the bathroom or overlook the hallway, so there is almost no view of the outside.I have not made the effort to translate my opinion into English so that English speakers who make no effort to speak a language other than their own can appreciate the joys of online translation and its approximate side 🤣

Do your research, for every negative review there is always 2 or more "bot" reviews rating 10 points and nothing but the word "exceptional"We stayed on the ground level, 3 nights during the festival. we could not change locations due to everything else being booked out. Immediately on arrival we were not happy. we attempted to pay, he said "I'm to drunk, tomorrow". This place does not match the photos and needs updating and a serious clean! It is so dirty, with someone living in a tent at the front entrance. It looks like someone's personal dump and not a accommodation service. The bed was also dirty, the sheets had not been changed from the previous customer, the towels felt dirty also. The shower is literally in the toilet. There is a pipe leak and always a wet floor in the hand wash room. The owner is in another world, our last night he was playing music very loud into the early hours of the morning while drunk. if you can't run a business with some respect, find someone else who can. He would always say "I'm so busy, only me here alone you know. very busy!" while also swearing, like we are a problem for paying for the room. Find another place to stay, this is not worth your money.

Awful experience. Boyd re-sold our rooms as prices had risen from when we booked months ago. So glad he did as the rooms are aweful. Avoid.

Price-performance is unique. Very friendly owner, super helpful, we were allowed to check in 4 hours early when we arrived, organized a scooter for us to the accommodation and gave us great tips. We felt very comfortable in the Zz House. Thanks for the great stay.

My stay was more than enjoyable in this family hostel: the staff is super cool and the location allowed me to peacefully explore the surroundings of Chiang Mai on a scooter.The property is about a 15-minute walk from the tourist heart of the city and the journey is pleasant.Another big thank you to the team for the advice and see you soon

Soo so grateful that this is the place we chose to stay at in Chiang Mai. Really neat for a budget accommodation and P'Boyd is such a great host! We got a lot of recommendations from him about things to do in CM, especially during the time of the year that we were there. The place itself is located in a part of Chiang Mai that is more suburban and away from the more commercialized areas, it was nice to see that part of Chiang Mai and be very near the Ping river. Restaurants, a laundry shop, cafes, a convenience store are within walking distance from the place
