Perfect location if you’re looking to stay in Ubud but want a quiet relaxing villa, it’s just an 5min walk down the road to the centre of town for all the restaurants & everything Ubud has to offer.

A guest house located a few hundred meters from the center of Ubud, consider that as it is a very narrow street there could be traffic problems. The apartments are very spacious and nice, even if a little spartan. We are in Bali so don't be shocked if you find some insects in the rooms which are still very clean. The bathrooms, on the other hand, both in terms of cleanliness and furnishings, are not the best although largely acceptable. The staff is friendly, not particularly expansive, and the breakfast has not always met expectations although given the super competitive price (book a few days in advance) there is nothing to complain about. I would go back immediately!

❌ SCAMMERS ❌We booked through Agoda a 6 person villa with private pool. Once we arrived, they told us the Villa did NOT have a pool and there was no shared pool between other villas. We paid for a pool, as advertised. Hotel blamed Agoda and told us to call them to get a refund, we did not want a refund, we wanted a pool. They had other 2 person villas available that had private pools, but they wouldn’t let us use them and we had to pay extra to stay in those.We had no time to go find another hotel. My mom is in a wheelchair and the road to get to the hotel was very difficult for a grab to pick her up. We had to pay extra to put my mom in a Villa with a pool, and we had to get over to her Villa to use it every day. Management was useless and unhelpful, they did not care about our situation even though we showed screenshots of the booking. They only wanted us to pay extra and kept blaming Agoda.The 3 bedroom Villa was super old and unwelcoming. The living area was right across from reception so could not open the curtains (see photos) Everything was mouldy and seemed dated. No one ever came to clean the rooms and we had to ask for a refill toilet paper.Lady at reception apologised, and after that seeing the reviews on google, seems like a lot of people have complained about this same scam in the past.

The location is on a small road, you can only get through 1 car, mostly foreigners use motorbikes... each room is spacious, the bathroom is inside... you can get a Balinese atmosphere... access to the main road on foot is quite close, only about 1km... Many food stalls around the villa

We made a booking, based on the pictures and description. Its says private villa with pool. We got here and it is a completely different place from picture with no pool at all.The management have completely refused any form of compensation or refund in relation to this. Their reasons was to take our complaint to agoda, removing any responsibility from themselves, even though they have the control of the listing. They do this knowing agoda can't actually do anything qothoit theor agreement.On top of this, the fridge in the "villa" was rusty and falling apart. The water cooleronly delivers boiling hot water from the cold tap, which is quite ironic cause the shower only has cold water.They then said we could have access to a pool for an additional 650,000 rupiah a day.The door to the "villa" doesn't lock and and the room sits right on the front of the reception allowing no privacy in what they have advertised as a private 3 room villa.None of the amenities described exist in the descriptions either.Avoid this place

Pros:- large swimming pool- spacious room- very large bathroom- great location in Ubud- Pleasant and polite staff- conforms to the descriptionCons:- lack of maintenance, I think this accommodation was great when it was new, but it is poorly maintained, standard cleaning is done but there is a lack of real basic maintenance, there is foam in the bathroom and the swimming pool, a lot of dust under the bed and behind the furniture, marks on the walls....- Noisy air conditioning- The room is cleaned every day if you request it. But if you don't see anyone when you leave in the morning, it won't be done.- Ant colony in the bathroom, especially on the toilets.- The bathtub is a bit useless since the hot water flows slowly and after a while it is no longer hot so by the time you fill the bath it is lukewarm and quickly cold. Might as well go to the swimming pool which is great.

The villas have lovely, spacious rooms and a small, private outdoor pool. The joy of being able to slip into a cool pool after walking around Ubud town or before going to bed cannot be overrated. The villas are a short walk from town, and there are excellent restaurants down the street. Staff are also very helpful.

The rooms are nice, spacious, there is a private pool.. the bathroom is really spacious.. only there are lots of mosquitoes, the lighting is also lacking. Great service, friendly and responsive staff. The location is a bit far into the alley, only 1 car is enough. Parking is not spacious enough

the location is a bit inside, very good for those of you who like a quite atmosphere, the rooms are also nice, the staff is very friendly, ready to help me. At that time there was a girl at the reception, she served me very friendly.
