Friendly location of the hotel, 10 minutes' walk from the busier center, nestled in nature. I, on the other hand, appreciate the garden, it is beautiful, wilder, the children won it. What disappointed me, on the other hand, were the two walk-through bedrooms, which were somewhat pointless with small children.The equipment of the apartment is sufficient, the communication with the owner falters.

What a nice and quiet accommodation, we stayed in this accommodation for one night and felt very comfortable there. Nice contact with the landlords.From the accommodation you can quickly walk to the center of Františkovy Lázně. Parking spaces are available on site.We can recommend the accommodation with a clear conscience.

The garden is very neglected, there are old shops lying everywhere, the pool cannot be used due to the dirtiness of the water, there are wires of tools lying around, etc. full of ashtrays, bottles, etc. completely unsuitable for small children. Never again

The surroundings of the accommodation are very nice, within a few minutes you are at many springs and the main promenade is also nearby. As for the accommodation, we were disappointed. They should have depended more on cleanliness on the floors, which were incredibly creaky, there was quite a lot of dust before we unpacked the backpacks, so our socks were completely black. Besides, what I've looked at now, we're definitely not the only ones who complained about the cleanliness of such reviews, there are dozens of them. In apartment number 3, which has not been reconstructed, there are fairly hard kitchen chairs and a place to sit comfortably in the back. At any cost, they tried to cram 4 folding beds into two rooms so that up to 8 people could be accommodated at the expense of comfort and space. I would rather put a couch in one room instead of one of the beds, which could be folded out if necessary so that there is somewhere to sit. And it would also be good to get a classic fridge instead of a mini one. I don't see how she would build a mini-fridge for 8 people. There would be plenty of room for her between the windows. The building is otherwise nice and cold, but great for the summer when it's hot, I think there must be a nice cooler there. Right next to the accommodation, the neighbors have two smaller horses. There is a bike path right behind the barracks and there is a very nice park ideal for walks.

If you are looking for quiet accommodation at a good price and enough space, this is the right place for you. The old building has its charm and in the summer when you can use the garden, it's definitely even better. Walking distance to Aqua forum and Café Oma, perfect for us.The beds were big for me, a bit too soft, fine for two nights and real plants in the apartment, nice.It was clean, everything we needed was there, we will recommend it.

Super dear owners, the breakfast was more than sufficient and very varied. Absolutely recommended for families. The apartment was clean and nicely furnished. You can reach the swimming pool in 5 minutes on foot or in the city in 10 minutes. Thanks for the nice time.

We chose the accommodation based on reviews and knowledge of the place where the apartments are located, we go to Františkovy Lázně repeatedly every year, at least for a while. However, we were ultimately disappointed with the quality of the accommodation, especially in terms of cleaning and cleanliness, but otherwise the apartment's equipment is at a very decent level. I would have expected less dust and cobwebs, including their tenants, the cleaning was generally rather careless, including the bathroom, just such a gray average, the apartment would definitely deserve more. Apparently also thanks to the current weather, when the air humidity was high, the bedclothes were also damp on the first evening, the humidity had already disappeared on the second day. The towels in the bathroom, on the other hand, smelled strongly of smoke. However, the breakfast was great, large portions and a decent selection, it's a shame that, especially during our departure, it was served outside the declared time, then it was quite a finish before departure. Despite my best efforts, I couldn't get the dishwasher to work, so washing the dishes ended up being a chore. But the dishwasher was still full of water and smelled quite bad. Quite a big problem was the noise from the garden, where on both evenings there was some kind of evening gathering of the staff with music playing from the radio, so it is not for the guests to use the garden.

Very nice owners who live right on site. Quiet location with birds singing, we slept great there, a short walk to the train and Aquafora. The possibility of sitting outside with a fireplace.The downside was the worse equipment in the kitchen, mainly knives (lots of serrated/steak knives, but almost no normal ones) or the practically unusable burnt pan.

This guesthouse has never disappointed us. Pleasant family atmosphere. A wonderful location in a quiet spa area, yet a few minutes' walk from the center and Aquafora. The guest house is stylishly furnished, no kitsch, everything is furnished with a view to the fact that you will spend your stay in a villa from 1909. We are happy to return here and are already looking forward to our next stay in 2023.
