I don't understand why this place has gotten so many bad reviews honestly. The staff were very friendly and gave me and my children a warm welcome. The room we stayed in was large with an ensuite and was clean and well looked after. I only knock it down 1 star because there was an issue with the toilet refilling and flushing which we wasn't made aware of and caused issues and there was also a confusion about breakfast but the staff did let my children into the sitting room for cereal eventually.

Very good welcoming from the staff, the place very clean and comfortable. It has a beautiful garden and the location it's very close to the transport. Half an hour by bus from Edinburgh, with the convenience of being a quiet town, surrounded by green and the sea. I will come back for sure!

I very rarely give 1 star reviews but this place deserved it.Looks great from the outside. When entering and getting into our room we were greeted by a smell that can only be described as a wet dog that died three months ago.The bathroom had mould everywhere. The shower was incredibly mouldy.I just don’t get how a hotel in this day and age can get away with such a dirty bathroom.The bed though was very comfy. I didn’t dare look too closely at the cleanliness of it.The toilet roll holder fell off when I used the loo roll too. Would be a lovely place if it had a bit of care taken to clean it up.

We stayed here with friends on their recommendation as they had been previously. This year was very disappointing mainly due to the rudeness of the reception staff/manager and the quality of the rooms. Our room was on the basement/ground floor level, the double bed was pushed into the corner of the room so it meant with two of us we had to climb over each other to get out of bed. The room was dated and the walls and ceiling paper thin. We stayed for 3 nights and I honestly didn't sleep through once. The room was also cold as it seems to run off a main heating system. The only saving grace was that the cleaning lady was friendly and good at her job. The hotel receptionist spoke very bad English, which you can work around usually, however he was more interested in watching the football over my shoulder when he worked the bar as opposed to assisting me. On our third night I said that our room was cold and asked if anything could be done and his reply was "we don't serve cold", I then corrected him and he indicated that he would try and do something whilst actively tilting his head to look over my shoulder at the football, then continued to stand there for at least 5 minutes watching the football. When we were in the bar area chatting he asked if we were watching the TV, to which we said no, then he switched it to football and proceeded to keep turning the volume up. With regards to the bar stay away from Diet Coke etc as the contents were flat. Basically if you want sleep and an area to meet with friends avoid this place like the plague until they replace the day staff!

Room is small but usableBathroom hasn’t got enough room to swing a cat, Rust on metal objects in the bathroom and lots of mould all roundRooms are run down and out dated and super cold too.Rooms a very smellyDoors are extremely dirty and need a wipe downAll in all it’s a shambles really.Wouldn’t recommend to anyone looking to stay any more than 1 night

Only a short walk from the railway station down a well lit road, I was greeted by a courteous Frenchman who checked me in and I deposited my luggage in my huge spotless room, I had sole use of a double bed and sleep was so easy as I had stayed out late until gone midnight both nights. Breakfast was continental or cereal. I had croissants for both breakfasts of my 2 night stay and they were lovely. Power shower in the bathroom was excellent and very easy to use. Would I return? Yes. In a heartbeat.

I have stayed there with my family (children 5 and 9 years old) during covid . I learned a valuable lesson never again to stay in small independent hotel. Bedsheet stained, towels some stained looked used. Bathroom dirty. I complained- result - all towels taken away and used dirty ones brought back ironed. And bathroom had a quick clean which was spotless in this case couple spots less, others remaining. BTW sort your drainage, water from washbasin doesn't want leave wash basin maybe because of hair which is everywhere.

Good location, but very tired, needs refurbishment and new window glazing, furniture and linen. Bathroom was described as modern, but in fact small, uncomfortable, very dark, dirty, smelly and with mould,struggled to open the door of the shower cabin, found a whole bunch of hair on the shelf under the mirror. Looks nice from the outside and where the bar, dining area and reception are, but rooms definitely need revamp. There were stains on walls, curtains and bed linen, window glazing old, dirty and looks awful

I had an absolutely, wonderful time at the Boreland Lodge. The staff were cheerful when I walked through the door and were kind enough to give me a guided tour of the hotel. They have a bar which is a great place to sit down for an end of the day drink, sometimes it may be quiet but the bartender is always a laugh! The location is a stones throw away from Edinburgh with only a train or bus ride away. Great Staff!!!

Got to say the staff here were more than willing to help at any point and were extremely friendly. Toilet facilty was good the room itself was a nice size also as we got multiple rooms they upgraded us free of cost. I will be comming here again very soon as well as using the managers luxury apartment in Edinburgh city centre. Good experience
