- Extremely clean and quiet- Modern bathroom- Checking in was very easy (just took our names and indicated how to get keys from mailboxes); when we arrived it took close to ten minutes for someone to answer the door, however, a little confusing.-Certainly felt safe- Needs: facecloths, drinking glasses for brushing teeth or water and meds; a hook or ring beside the sink for hand towel; small fridge to keep milk for tea and small snacks; toilet roll holder since turning round to reach for it is not possible for some people; bedside table needed on one side of bed

The room was nice and the bed was comfortable and I loved the view at the Arthur's seat.
Only bad thing is that you can hear other people in their rooms - the walls are pretty thin.

Nobody around to check you in. Had to use telephone to alert staff of arrival couldn't understand the foreign lady. Didn't see any Staff at all. No clean towels room not cleaned for the entire visit. No ensuite bathroom on landing. …

No one to greet you. You buzz upon arrival and an Asian lady answers (hard to understand over intercom). You grab a key from a lockbox and head to your room. Rooms are small but sufficient. Unfortunately no private bathrooms- you share with the other guests on your floor. Not very sound-proof. Minimal building security and only one lock on room doors. Lounging chairs were not clean upon arrival...had dust and crud on them. Needed a vacuum. Room was extremely musty and I found water damage in several places. Bedding looked washed but had hair on it. No food included. Toilet on 2nd floor had issues flushing. Backyard a mess.Fantastic view of Arthur's Seat!!!Decent location to Old Town if you have means of transportation. Generally quiet neighborhood.

Lovely little guest house, great location just a little bit too far out to walk so need a uber or bus. Plush carpets and comfortable bed. The host are helpful and accommodating. I only dedicated one star because we were in room 10 which in my opinion not the best as it had a saniflow toilet that doesn't flush properly and a very noisy shower.

Arrived at night no signage visible eg.. lite up sign.No signage on door no parking told Park on grass what grass?? 2 parking spaces only !! Taken up by skip bin and work vanNot what was advertised!Asian person spoke through intercom unable to hear or understand clearly did not even attempt to come to foyer.Room small bed uncomfortable noone to be seen not what was advertised.Please check carefully before booking.Room next door to ours had to use external bathroom next to our room all we could hear was doors opening an closing during the night.Stairs only, could hear walking up and down stairs not what was advertised!!Highly don't recommend!

Comfortable place to stay. No food available at the moment due to refurbishment. The price was good for Edinburgh. A quiet night. Easy to get in and out as I arrived back late. The shower in my room wasn't great. Probably due for redecorating.

Average room with a bathroom, hygiene was ok the only problem we had was the room was ultra hot due to the pipes passing through our room. No heating was working in our room but it was still ultra hot, only thing we could do is open the window as far as we could...location was ok 20 minutes away with bus from centre
