Rooms are clean and modern but fairly small. The down side is the window in the room is very small and too high to look out of, making the room feel quite claustrophobic. The bar is lovely, breakfast is cooked to order and high quality. The staff are extremely helpful and polite.

Stayed here for 3 nights. On arrival we were treated to complimentary mulled wine and mince pies in reception. Rooms are small but not tiny. Ideal for a short break. Bed is very comfortable and the housekeeping staff service the rooms very well. All the staff are very friendly and helpful. This hotel is ideally situated for a 15 minute walk into Princes Street or a 25 minute walk to the Castle. The Haymarket tram stop is only about 200m away and you can get an all day travel card for trams and buses for £4. I definitely recommend this hotel and will certainly return.

Lovely staff, kindly looked after our bags as rooms weren't yet ready. Great rooms, quite small but very clean and nicely decorated. Fab location and nice view over the old Donaldson school. Will stay again!

We arrived in the restaurant drenched to the skin and the staff swung into action taking our coats, seating is at heater and the care did not stop there. The food was excellent (better than the 5 star experience last week) and the staff were so professional they made the visit very worthwhile. I shall be back to annoy them soon!!!

Clean with nice room but small and to much stuff. Not real space to unpack a suitcase. Service in restaurant not good. Food had been fine. There are better choices in Edinburgh. Floyd the rubber duck to take with saved four star rating.

Hotel was very simple, very quaint, very clean, and the front desk staff was extremely helpful. We hoofed it almost the whole trip but they had no problems holding our bags. Unsurprisingly we forgot things in the room after we left, but when I called back they helped me immediately, got the cleaning staff to look and they found exactly what I needed. Even mailed it two me within 2 days. Excellent excellent people

Not a senior friendly hotel. The bathrooms are not equipped for seniors. Getting in to a bath that is two feet high to have a shower with "NO" Wall bars to hang onto or get out off. Glass doors fell short of not being able to catch all the water from the shower and landed on the floor made it real scary for me to get out of and stand on slippery floor to dry myself. Toilet seat was extremely low for seniors trying to get up and again "No" wall bars to help people stand. A wash basin that pushed against one,s shoulder when sitting down on the toilet, Making it hard to wipe one,s self. Breakfast food like sausages, Bacon, Eggs was all cold. Spoke to manager who assured all of the visitors that it would not happen again and apologized profusely for what happened.??? Next morning same thing happened again. Will not stay there again. Informed AAA about all these problems recommending that they did not promote these hotels who are not senior friendly.

Rooms are small, but not cramped, comfortable and well laid out. Free rubber duck was a nice touch. Breakfast is a decent spread, hot and cold buffet style. Staff are all friendly and approachable.
