Nice stay - decent location, short walk from the town. Nice rooms. But a few reservations / things to consider.1. Attitude of the owner - it's obvious she takes pride in her guest house and strives to provide a good service. However, when we asked a couple of simple questions, she provided extremely sarcastic snipey responses which were not appreciated. It's appears she doesn't like questions and it's either her way or the highway. We're paying for a stay at a guest house not an army barracks.It's a shame as the rooms are lovely and overall we had a lovely stay, but her responses were so aggressive that we've had to comment on it.2. Breakfast - slightly annoying you have to order your option the day before, which allows no flexibility on the morning of. You'd expect any normal place to be able to handle requests in the morning. We had no changes but it appears from other reviews that if you do have changes or don't submit your order in time - the owner will not take too kindly to it...What we found frustrating was that substitutions are not allowed. We are vegetarians and the veggie breakky is very nice. However my wife doesn't eat eggs due to religious reasons and this was not replaced by anything. Again which sticks to the rigid theme of management. Therefore her breakfast ended up being very small. However, the price of her stay was still the same. Perhaps something management should consider reviewing...Outside of these points, a decent stay and a good base to explore the lakes.

Lovely place to stay. Great location in between Windermere and Bowness with it only being 10-20 minute walk to both. We had a small room but was comfortable for what we booked with everything we needed. Breakfast was delicious with a good variety to choose from. Host was very nice and accommodating, giving us a lot of information about the area on our arrival and pointing out some great locations that we eventually visited and enjoyed.

We were made to feel welcome from the moment we turned up. Given a guided tour by the lovely Beverly. She then showed us the best places to visit. Hotel was spotless as well as homely. Breakfast was good quality food with lots of options. Would highly recommend and we are definitely returning in the new year

Really enjoyed my stay. Beverley gave a really warm and friendly welcome, the room was clean, bright and spacious, and the breakfast was excellent. It's a short walk to both Windermere and Bowness centres, so was ideal for exploring the Lakes without a car.
