A fraud. THIS IS NOT A HOTEL... Although booking includes it in the exclusive hotel search. It's a room in an undetermined building. There was no way to find the front door. Reading the instructions and following the browser, you can barely be sure where it is. Even with the help of the staff at a restaurant on the same street, we couldn't find the door to the accommodation either. There are no advertisements, no signs...there is no type of building identifierDidn't like it · The pin code didn't work. I tried the door of the building where the room could be (there is no type of building identifier) and it didn't work. I also tried the pin code on all the doors with code boxes...about 10 in the same area. It never worked... even a friend tried it too and nothing.The worst thing is that there was no way to contact anyone (neither the supposed Residence, nor Booking). It was Sunday night and almost everything was closed. A very unpleasant experience.

We booked this hotel for the first weekend in March while we were visiting for my sisters wedding.This trip was cancelled by the property due to the Coronavirus Lockdown and we were encouraged not to request a refund in order to support their family business, instead to wait till re-opening and rebook our dates.We then travelled to Edinburgh in August and spent the whole month of July trying to get in contact with them to rebook and never got an answer. The phone number they provide does not work or connect you with a person, and I have sent over 25 emails at this point and gotten no answer. In the end I had to book an alternative and pay again.The worst part is when I try get help through Booking.com they reply to them to tell them I HAVE to rebook.At this point this place has just taken my money, canceled my stay and is refusing to respond to me in any way.DO NOT TRUST THIS HOTEL, PICK A DIFFERENT ONE, THERE ARE PLENTY.

I stayed here in July 2019 and thought the place was very clean and good value for a simple break. The bed was very comfy, self checkin straightforward and location close to transport and attractions. This building and it's neighbours themselves seem to be an attraction as I was in a few tourist pics.

On arrival the room was dirty. There was hair and food spots on my bed spread. There was urine on the bathroom floor and in the toilet, which was absolutely repulsive. The room hadn't be cleaned whatsoever. There was damp in the room and the window was broken. When I called to complain they did not offer any apology straight away. They moved me to another room which was only slightly cleaner. The cups in my room were sticky and there was hair on my pillow. I didn't feel comfortable staying here and wouldn't stay again.

I would not recommend staying here.The owners will not change or refund reservations for a lengthy stay a week in advance where trains were cancelled due to Covid. They are also unresponsive to text messages and emails.While a nice room, the owners are inflexible and unreasonable. They are not what I would expect from a hotel or any other accomodation on booking.com.For example, after a 11 day stay they expect you to haul all your rubbish down 64 stairs and down the main road to a public rubbish bin, and threaten costs if you do not. This is not evident until you arrive and read the instructions listed on the door, and is frankly disappointing.Our windows were broken on arrival.I would not recommend this accommodation. 1/5.

Small, functional but bedding thin and bobbly, like something from a jumble sale. The room was just about warm enough until the last night when the hearing failed completely. Very thin duvet, no spare blankets, no spare heater, and we were in the middle of Storm Dennis, in Scotland...we were absolutely freezing, and I was unwell. The property owners have ignored my attempts to communicate with them, so I doubt anything has improved.

The location was perfect, located directly on the Royal Mile so everywhere we went was about 5/10 minute walk, maximum 20. We stayed in Kirkhill, room was very cosy and warm when we arrived with tea/coffee facilities. …
