A fraud. THIS IS NOT A HOTEL... Although booking includes it in the exclusive hotel search. It's a room in an undetermined building. There was no way to find the front door. Reading the instructions and following the browser, you can barely be sure where it is. Even with the help of the staff at a restaurant on the same street, we couldn't find the door to the accommodation either. There are no advertisements, no signs...there is no type of building identifierDidn't like it · The pin code didn't work. I tried the door of the building where the room could be (there is no type of building identifier) ​​and it didn't work. I also tried the pin code on all the doors with code boxes...about 10 in the same area. It never worked... even a friend tried it too and nothing.The worst thing is that there was no way to contact anyone (neither the supposed Residence, nor Booking). It was Sunday night and almost everything was closed. A very unpleasant experience.

We booked this hotel for the first weekend in March while we were visiting for my sisters wedding.This trip was cancelled by the property due to the Coronavirus Lockdown and we were encouraged not to request a refund in order to support their family business, instead to wait till re-opening and rebook our dates.We then travelled to Edinburgh in August and spent the whole month of July trying to get in contact with them to rebook and never got an answer. The phone number they provide does not work or connect you with a person, and I have sent over 25 emails at this point and gotten no answer. In the end I had to book an alternative and pay again.The worst part is when I try get help through Booking.com they reply to them to tell them I HAVE to rebook.At this point this place has just taken my money, canceled my stay and is refusing to respond to me in any way.DO NOT TRUST THIS HOTEL, PICK A DIFFERENT ONE, THERE ARE PLENTY.

I stayed here in July 2019 and thought the place was very clean and good value for a simple break. The bed was very comfy, self checkin straightforward and location close to transport and attractions. This building and it's neighbours themselves seem to be an attraction as I was in a few tourist pics.
