I have been there 1 night 11-12 March, before i booked the room i sent message to hostel for asking some information and they replied immediately, staff very helpful room very nice and located central of Chiang Mai after check out yiu can leave belongings at lobby also ask permission for take shower before leave.10 out of 10 💛Went to stay on March 11-12. The staff were very nice. The room price was 900. There was an en-suite bathroom for 2 people. The room looked much better than in the picture taken. The room was quiet, close to the moat, and there were a lot of places to eat around. I'm very impressed with the owner. Answer in a friendly way. Provides detailed information on places to visit and travel. Recommendations. Contact to reserve directly on the accommodation page. A modern key to open and close the residence. No need to unlock the door and press the code to waste time.

When I called to reserve, I was told there was parking. When I actually got there, there was no parking. Whoever has a car is not suitable. The room for 2 people on the ground floor is cramped. There is no TV and refrigerator. The bathroom smells not good.

Not a positive experience with this place. I found it through airbnb and went there directly to see if I could get a better rate in person (for 17 nights). After talking with the manager, I was offered an in-person rate that was 30% higher than on Airbnb. Personally, I don't like these kinds of tactics and business practices. However, this story is not the reason for the rating. I asked to see the rooms. The room with a shared bathroom is basically a small box with a bed, nothing more. The dorm bed room is an even more crammed box. Overall the place is very minimal, with minimal amenities and above average prices (even after factoring in the location). You can find much better value around the old town.Still don't believe me? Take a look at the photo of the table with chairs they have placed outside. Where would the legs go when you sit?

The main problem of this place was the customers it attracts. They are loud until late at night/early morning and consume weed on the balcony/deck. They ignore the signs "silence after 10pm" that the staff placed. The rooms' walls are not insulated at all. On the other hand, it is a cheap place, well located next to the city center with a helpful staff.

A small place with only six rooms. I can't find one single thing wrong with it. The owner is super friendly and helpful with on the spot service. If he's not at the front desk, you can just text him on WhatsApp and he'll be over ASAP. (He has another place down the road with a dispensary).Everything is kept clean and tidy with little thoughtful things like a kettle and coffee cups and drinking water downstairs. The bathrooms are kept well stocked with soap and shampoo and even a hair dryer. It's a modern enough 2-storey building so no need for an elevator. One set of bathroom/shower upstairs, and one down. Only two of the rooms have windows, so those are really the worthwhile ones. It's a simple place, so don't expect much other than a clean and secure place to sleep in a fantastic location. And a good value considering it has air conditioning. It sits in a surprisingly quiet alley between 2 main streets, one of which is Tha Phae with the gate only a couple of blocks away. There's an awesome cafe bakery 50 meters down the alley, a Pad Thai kitchen right across, an ATM and 7-11 close by, street food, etc etc all within an easy walk. You can walk to Chinatown, the big river, night markets, etc. all in 10-15 minutes.I suppose the only negative I can think of is that the windows to my room opened out onto the common area balcony and my fellow hostel mates were less than considerate my first night there hanging out right outside my window until 1am. But that's against the "rules" so that's on them and not reflective of the place itself. Just maybe an odd setup with the room and balcony. But after that night, I had my privacy.

Paper thin walls, you can hear EVERYTHING in next door so if you're a light sleeper, I wouldn't recommend it. Besides that, it's a private room for the price of a dorm so what more can you ask? :)
