I wanted to like this place but this wasn't advertised on Agoda and on Googlemaps as an Airbnb and I thought it was more of a hotel. I didn't realize it was an Airbnb until they send me codes to the front door and the room. The good- very quiet and they provide umbrellasBathtub for a nice bath after a long day walking around KyotoBig room if you get the 40 m2 room. The bad - communication is zero so be aware if you have issues, you will get zero help. They told me that I could get a late checkout as long as I email them back by 9 pm the day before checking out. I emailed them on the day I checked in and I didn't hear back from them until 930pm the night before checking out. And it wasn't even a human that wrote the email, it was an automated message stating that " late checkout" wasn't requested. I got really confused and I emailed them back and until now, still zero response from them. So this place is maybe perfect for one or maximum two nights but not for a long time. And you are on your own, if you have issues, don't expect an answer or any help. The place was not clean properly. I found hair here and there and their sheets made me have rashes. It could be their detergent that they used. Towels are small and thin and the couches were dirty. Also you need to sort your trash before leaving. So if you don't mind that then go ahead and stay here. The fridge was really noisy so super hard to fall asleep and make sure you turn it down to a 1 for the fridge or else everything inside would freeze.Overall if you like Airbnb and stay here for one or two nights then it's fine since the price is cheap but don't expect any help from the owner and luggage locks are a joke , I would not trust these dainty locks near the entrance. We just went to Kyoto station and get us lockers to hold our luggage. I just wish I knew it was not a hotel.

Excellent sized room for 2 people which so rarely happens in japan.Wonderful customer service, I had my simcard posted to the hotel and they helped me with that.Bathroom a good size.Small point- if you struggle sleeping with lots of light then definitely bring a sleep mask. The car park next door has lights 24/7 and there is no curtains, only sliding paper.Good value for money. Would stay again!

Great, quiet, unexpensive, conveniently located to train station, very mice park/shrine nearby. Could be closer to food and grocery though.
