Clean Japanese-style apartment with bathtub, shower, small kitchen with refrigerator, separate bathroom and toilet, two single beds, small “living room” spread over two floors.From the living room and bathroom you have a beautiful view of the backyard where a small garden has been created.We stayed here for 2 nights and would come again.

1. Very cost-effective2. The location is quite convenient. There is a direct bus to Kyoto Station 2 minutes away from the door.3. There is a Lawson nearby 2 minutes away4. 10 minutes to Kiyomizu Temple, Yasaka Shrine, 15 minutes to Hanamikoji, 20 minutes to Kamogawa, Karasuin Shijo, Nishiki Market, etc.5. The staff at Tsumugi are courteous. Since we arrived in Kyoto in the morning, our luggage was delivered directly to the B&B where we stayed after checking in.The B&B is also happy to help with restaurant reservations, responds to emails very quickly, and is dedicated to serving guests👍🏻6. The B&B is very clean and the mattress is very comfortable. I sleep very comfortably every night.7. Although the B&B is not very big, it is quite satisfactory for the price/performance ratio. It costs HKD$1,200 per person for four nights. Please note that you cannot open four suitcases at the same time, but there is enough space at the door to store suitcases.8. The air-conditioning is sufficient and the hot water for showering is hot enough.9. The small kitchen has kitchen utensils, dishes, and cups, which is enough for four people to cook simple meals.10. The bathroom has a large bathtub for soaking11. There is a small garden. Although it is not very exquisite, the garden needs to be improved.12. There is a toothbrush, towel, pola shower gel, shampoo and conditioner for each person, two extra large trash cans, a vacuum cleaner and a TV 📺13. Since transportation for 4 people usually takes Uber or taxi, the driver can easily deliver it to the B&B (it is recommended that 4 people take a taxi, which is similar to taking a bus)Overall satisfied, good service, cleanHigh CP valueIf you have a small budget and want to live together next time you go to Kyoto, you might consider staying there.

The photos are too well taken and are in the trash.Surrounded by waste, the garden was dilapidated and full of grass, which was disappointing.We stayed there for 6 nights and weeded during the New Year holidays to welcome the new year.2. Too narrowOn the first floor, there was a small living room with a large table, and the partition door made it cramped, so I felt like it was a waste of space to have a spacious second floor with no TV and just to sleep.3Staff are too ignorantThe reception was not very responsive, and even though I asked them on the phone before going, there were too many things that were wrong.It took a long time to check in as I was directed to a different reception area.I was confused because I was told that it was because I was a newbie.4Poor management, poor explanationWhile I was there, the door was rattling and someone came in and told me to check in. I mistook them for the person next door.On another day, the person next to me who had booked the room checked in and rattled the key.5, filthyCleaning is sloppy.I sat in the living room and noticed that the sash was dirty so I cleaned it.A spider in the room? Silkworm?
