I really enjoyed staying here! It's very close to the Imperial Palace garden and near many bus stops, so it's easy to move around the city. It was also easy to find with the help of Google images. The owner was very kind. He let me check in earlier that the arranged checkin time because I wanted to take a nap! He also gave us free beverages. He would ask how our day of sightseeing went. The beds were comfy. There's a humidifier, AC\heater, a billion outlets, and refrigerator in the room.Very enjoyable stay!

This place definitely has more of a "new AirBnb" vibe to it. The place is run by this little middle-aged man who speaks broken english but has a translator on his phone that he uses quite extensively and effectively. He was a bit timid, but very eager to accommodate. We stayed for three nights and were given two twin beds on the third floor. There is a sitting shower and Japanese-style bath available, a good toilet and an acceptable utility sink for the washing of hands or clothes. The bedroom had both a fridge and electric water pot, as well as a decent amount of storage space. It was a little shy of $100 a night for the two of us. The location is very good, however: it's about a block from the imperial gardens and within walking distance of the major shopping areas and upscale restaurants of Kyoto. Overall, a fine experience that I'm sure will improve with time.
