Do not recommend this guest house! It was dirty, smelly, and noisy, with an atmosphere like a horror film. The rooms were unclean. Throughout the night, we constantly heard people coming in and out, making it impossible to get any sleep. The overall experience was terrible, and I would advise against staying here.

I would not recommend anyone to stay here, even for free. Our room had a horrible smell, like damp/metallic/stale cigarettes, smelled as if an old alcoholic tramp had been living in it. The whole building is tatty, old and dirty and very unkempt. The carpet had multiple stains and burn holes, the bathroom door had a huge gap aligned with the toilet, holes in towels and bath mat, wooden window shutters hanging off in parts with wood rot, DIY plug sockets attached to bedside tables with wires running round the bed thick of dust, windows were scruffy, bedding appeared to be clean but full of holes, the pillows were stained yellow. Hairs and something unidentifiable splattered all over bathroom walls as well. Staff seemed to be shocked at our arrival running around flustered and then again when someone else arrived and rang the door bell, they also told us our room key could unlock the main building door and internal door, which led us to think all keys could access any room in that case? we stayed in the ground floor Calder room which isn’t shown anywhere online and it’s clear why as we got the worst room in the place. Outside was equally as bad, piles of rotting wood and overgrown trees and weeds made it an eyesore. We aren’t fussy or hard to please, a clean comfortable place to stay for a night when visiting is all we require but this place is stinking and I’d strongly advise not to visit, which is a shame because the building and grounds has the potential be beautiful.

Read lots of terrible reviews and was a little worried. However pleasantly surprised. Front door and bell a little out of character with property. However room was exactly as in pictured. Clean and very comfortable large bed. Great massive shutters for curtains. Bathroom was nice but across the way. But expected that. As the room was ground floor right by reception I could imagine it could get noisy due to hard floors, doors etc reflecting the sound. Other than someone coming in about 11, I slept amazingly well for me. For the very low price tbh a bargain.

A little worried after reading recent feedback, but can't say enough good about the place.It's a beautiful building in lovely grounds.Yes, it's old, but our room was comfortable and clean.The bed was comfy.Only noise was from the road, which can't be helped by anyone.A really nice touch to give the history of the house on the side in the room. Really enjoyed that....Parking is tight, but if everyone is reasonable, it's not an issue.Only downside is, they don't do food, and the owner had just had dinner, when we booked in, and it smelled lovely haha.Overall, if we can book to go back next time we look to go to Scotland, we most certainly will!

We’d never have booked this place if we’d read the recent reviews, however for what we paid, about £36 for one night it wasn’t bad value for money. Yes the place is tired, but the room and the bathroom were clean and we slept well considering we were on the ground floor. If you want a cheap bed for the night this does the job.

Location was 5 minutes from where I needed to be the next day so that’s a bonus.Bed and room was clean and comfortable, decent sized TV plus tea coffee etc.However that being said…They charged £10 for a late arrival. We were greeted by a young boy who looked no older than 14. We had a private external bathroom. No en-suite.Our room was situated at the entrance of the property. The soundproof of the whole building was awful. We were work up multiple times between 5am and 10am due to guests leaving. In all that it was cheap enough. And I would return providing I could have a room elsewhere

It was exotic and old design building which reminded me of houses used in horror movie lol. All in all it was really awesome place and town was really beautiful. Location is kind of remote so you need a car. One red flag was they charged us 10 pounds for late check in.
