This beautiful old house was perfect for our family celebration. Super location with lovely views and easy access to walking and biking trails plus the beach, St. Andrews etc. Any issues or concerns were very promptly dealt with and all 16 of us had a wonderful time. The hot tub was an added bonus. 😊

Fantastic stay for a family celebration. All the rooms in the house are spacious and perfectly equipped. The service from Toni was exceptional, super friendly and helpful. The house itself exceeded expectations, the photos don't do it justice. Would highly recommend Carphin House for all occasions.

Stayed at Carphin House with friends for a long weekend. Pictures do not do the house justice. From the initial booking Ian was hugely helpful in answering all our queries and was particularly responsive. Toni provided a warm welcome and ensured we knew our way around the house which was immaculate. The grounds are wonderful for the (almost) full weekend of sunshine and the house itself is beautiful inside with everything you could need from a large dining table, plate warmer and ample space to relax in the living spaces including a lovely courtyard and fire pit. Would 100% recommend a stay and will certainly will be returning.

Spent 2 nights here for a September wedding and what a place! Absolutely beautiful setting with lovely grounds. Ideal wedding location. The house was clean and well equipped with many period features. Bedrooms were large with loads of character. Owners lovely as well.

Have just spent a lovely weekend with friends at Carphin House. The house is beautifully decorated, retaining many of its original features, furniture and paintings, and is perfect for entertaining. The kitchen was very well equipped and the central heating and hot water systems were up to the job, an issue in many larger properties. The house is set in lovely grounds and the surrounding countryside provides ample opportunity for outdoor pursuits.The owners were extremely welcoming and helpful, providing a lovely welcome hamper and setting the table for our arrival. My friends and I will certainly consider a return visit.

***** I was so lucky to be a guest invited up to Carphin House in Fife, this February. I was excited to escape from the noise of the city (I live in Edinburgh), and I was looking forward to spending some time at this fabulous location. Wow! What an amazing experience, with a grand house that is also so pleasant to live in!!!I love to cook and am a professional chef, and here I found an amazing kitchen, with my favourite gas cooker :), a big table and worktop where to put pots and pans, and so many windows looking out onto the beautiful gardens!The living room and all the communal spaces are fantastic, with plenty of space, but there are also cosy areas too. I love to write and read books, so this is perfect.And my bedroom!!! What amazing double bed with bath and shower only for myself. Indeed there are 9 rooms in total and most are ensuite so plenty of space for everyone.Ian and Ruth!!! You are the owners of this enchanted pearl based in the heart of Scotland, hope all the best and please please continue to keep up your work I definitely will come back with friends for my future celebrations*****

The main house, the stables and the cabin were all amazing, stayed there from Friday to Sunday and highly recommend, the quality and cleanliness of the accommodation including the two hot tubs were amazing, the hosts were first class, great base for our daughter’s wedding at Lindores Abbey Distillery
