Stayed here as a respite from camping and visit family on the way back home.It clearly states no breakfast so those moaning in the reviews about lack of it should really learn to read.Rooms are good, nice yet unconventional en suite (its in a nook rather than a seperate room, certainly adds a good quirk to the room), a well stocked tea and coffee station too. There is some minor wear and tear showing in the room we stayed so I'm guessing things are due a touch up but it didn't detract from a decent night's sleep and the host and his daughter were lovely.

Keith was a pleasant host, unintrusive and polite. ||Rooms were ok, clean and tidy... maybe a little on the small side but manageable. Shower in the room was in good condition and clean. …

Booked 5 weeks ago got last room for Bed & Bedfast. On arrival I was notified that I would not be getting breakfast as there was not enough room in the dining room due to social distancing! I was then informed that I had been moved to the adjoining cottage which was obviously in the middle of some kind of renovation as there were work tools everywhere very dirty and altogether rank. As we were due out we left and decided to deal with it later. When we approached them in morning about breakfast we paid for we were advised due to our room upgrade (down grade) more like that would make up for the loss of breakfast no refund offered. Avoid needs refurb and manger upgrade.

Visited the Ashgrove on a stopover between golf games. Travelled up from Kelso past Edinburgh as we were playing in St Andrews the next day. We had a twin bedded room on the ground floor as it was my son and I. …

We paid for breakfast, the owner convinced us not to take breakfast in the mornings, due to number of people. The portion is also small. You can get much better breakfasts elsewhere. The rooms are outdated and smells a little musty. Bed and pillows are not comfortable. Fixtures were outdated. No fresh hand soap provided. I know what standards to expect in kirkcaldy. Realistically this is a 2-star B&B. Major renovations are needed.

After travelling for 6 hours on the train arriving at 10pm to discover that my room was severely water damaged and smelt very badly of damp. The owner said well you won't get anywhere else at this time which was clearly his plan all along. If i was informed before hand that my room was flooded then I would not have agreed to stay there at all. The owner then became abusive when I asked for my money back. The whole thing was totally shocking avoid like the plague. 100 percent genuine review if anyone wishes to discuss this then email me at [email protected]

Just got back from a 2 night stay, room very small one of us had to sit on the bed if the other wanted to go to bathroom as limited floor space, my husband refused to use shower as it was so dirty, breakfast OK, if you book to stay at this bed and breakfast make sure you ask for a room with a toilet as not all rooms have them so you have to use a toilet down the hall and you are not told this when booking. We won't use this bed and breakfast again.
