Came for a one night night stay in Brighton. Over all a pleasant experience! We got some money off the room due to a mix up on the online booking. Excellent service! The room was fine. No way is it as bad as others have said!Lovely polite service at reception both on arrival and departure.Breakfast is a continental breakfast. We were told this before agreeing to pay for it. Slightly disappointed due to no butter available for my toast but plenty of jams! It's supposed to be a healthier option anyway! All great. They were happy to facilitate me having a glass of vino when we got in late even though the bar had shut. How nice!!I would recommend this place.

Their “jazz and soul weekend” was more a crap drum and bass event. You did such a good job “managing” the noise level I could hear it with my windows closed. Thanks for keeping us all up till 1am

Staff very friendly and helpful, room was made up every day, bedding and towels spotless, free parking.|Yes, the decor is tired and needs updating, but the price reflects that this is a no frills hotel. …

We chose this hotel because it was conveniently located. The room was clean and functional but like the hotel could do with a makeover. |The hotel has good access to national rail and bus service and a parking lot. The staff is polite. …

I met two members of staff, both were brilliant!! But the hotel really is poor. Very outdated, tired looking, and bloody noisy! The resident cat seemed happy though!

This place is grim. It needs reporting to environmental health. Damp, mouldy, dirty, cold and utterly vile. Toilet didn’t flush, cold water only. We didn’t bother unpacking. Thankfully got a refund despite the receptionist being rude (shrugging her shoulders at our complaints).

Preston Park is extremely valuable to me. I have stayed there numerous times and really like the way I can park, book in, have a good night's sleep and leave with no fuss. The rooms are perfectly fine. Comfy beds, immaculately clean, good layout with electric sockets, tea-making etc. I would give it 5* if they could only sort out the hot water which is very hit and miss. A good supply of hot water is essential and is the only thing missing.

If I could give half a star, or no stars, I would!!||When we arrived, we checked in, the receptionist was pleasant enough, helped with parking etc. But unfortunately that's the only positive I can say about the stay. …

This is NOT a hotel. This is a 1970s student hostel. ||Expect damp walls, rude staff, uncleaned carpets, ancient mattresses and a poor night’s sleep.|I have stayed in hotels in the third world that were cleaner than this. …

Got the room key went to the 1st room accidently put my key in the room next door and the key opened it ! Checked the number and opened the correct room and the key opened that too , the window was wide open and the hinge was bust so couldn't close it . Made reception aware and they changed my room. To the balcony room . The room looked better had a patio but it was disgusting out there, a full ashtray a full drain . There was no hot water when I rang reception and asked what time it came on they said to let it run for 5 to 10 minutes it should be hot ,10 minutes later still none. None in the morning either . It's very dated old locks doors broken . It had a tiny double bed ,dusty on top of wardrobe, mirrors everywhere . The 'restaurant ' didnt do a cooked breakfast either . Slept uneasily as wondered if someone would unlock the door with their key.It is a sh!thole !I wouldn't recommend it even to a homeless person for a night's rest bite!
