Easy to find with a tram stop right around the corner. The area was pretty quiet at night even with the window open.Room was very clean and modern, the bed was comfortable, en suite was a little small but good to have a private bathroom.The woman at reception was very welcoming and polite.

Stayed in the room with separate private bathroom. Both the room and bathroom were clean and pleasant, the heating and shower worked well. Cannot agree with the negative comments.The only concern was poor sound insulation. On a Saturday morning at 8am one of the cleaners was speaking loudly and vacumiing the other rooms, which woke us up and kept us awake.In addition, the TV in our room was not set up by the owner (Roku TV) and we were not able to use it.

There's not much positive about this place - the mattress was done, was in pain half way through the night for it being too unsuitable for humans. The radiator didn't always work. The bathroom door didn't lock properly. The toilet has a leak, so you hear water dripping once you've used it- it's gross.The shower redeemed some of the facilities with good pressure and good temperature, but that's it. Basin plug didn't work at all, so couldn't do something as simple as wash a face.The chest of drawers was broken, top drawer kept opening.There was free parking and laundry service advertised, neither existed. I could hear upstairs guests, so very little privacy for anyone. And the lady that received us was only barely helpful, and couldn't send us on our way soon enough. Do not recommend this place.

We have booked 2 rooms for one night as we were passing Edinburgh and wanted to stay for a little walk around.We normally go for hotels but this time thought we will try something different.One thing that we really didn’t like was the fact that we were able to unlock two rooms with the same key.. Originally we were told that one of the rooms we had booked was No7. We unlocked the room and came to find it occupied. I then called the staff and was told we can have room No6 instead. We unlocked the room with the same key! Huge concern if you ask me.That room had to have two single beds but upon getting into the room, we realised it was a double bed instead. I spoke with the staff and the lady on the phone was very sweet and apologetic. She called me back within 5 minutes with a resolution and another apology. We were promised a compensation for the inconvenience but judging from the other reviews, I am not holding my breath.I will add that the free parking is not really free. So make sure you check where you park so you would not get a ticket.Also, the shower was not the best and the water kept fluctuating from freezing cold to boiling hot. I didn’t even get into the shower because my skin is sensitive to temperature. My friend got burned by the boiling hot water so that was not very nice.The place is good for one night or so as the price is very reasonable and you can still make it work. But I wouldn’t stay there for any longer than just that.

Absolutely horrible. The staff greeted us chewing a sandwich handing over a phone to get our booking. No hot shower in November (?!), no heating or TV working and bedbugs. Please please please do yourself a favour and don't stay here.In addition there was a council guy here about to shut it down so hopefully that will happen soon. At least

DO NOT RECOMMEND. SAVE YOURSELF FROM THIS PLACEWe were charged extra for arriving an hour early even though the whole guesthouse was empty and the room was available. We were charged extra for leaving two bags for a couple of hours even though we checked out earlier than the actual time. They don't have a cloakroom or kitchen, but they will charge you for leaving your stuff in the common area in an empty guest house.The staff is extremely rude, unhelpful and hostile. They already charge you a big sum for a tiny room and it felt like they were looking for more ways to make money out of you.

Everything about this accommodation was simply horrible. Please do not book. Even before we reached there, the lady on the phone was extremely EXTREMELY rude and hostile. She didn’t know anything about the accommodation either.These people shouldn’t be in the hospitality business because they aren’t even a little bit hospitable. They look for ways to make an extra buck. They treat you poorly and the staff has been taught to have no manners. There is no heating in the night and there is no one to help either. It was cold and dingy in the room and I had to make do with one measly blanket.They ask you for £20 for evrything under the sun. Despite having the whole place empty, they would still want you to pay for leaving a bag for a few hours. I had my visa appointment and had requested to leave my bag until I got back, despite checking out at 9 am (which is a few hours before the actual check out time) and yet the lady behaved extremely rudely, made me pay to her personal account and wasn’t willing to listen to any requests.Just one advice, don’t go here and save yourself from the frustration
