I stayed in room 44, and it was the dirtiest place i have ever been in any accommodation. Dirty all around the floor and mould in the bathroom. The worst came when in the middle of the second night, when my daughter found a bedbug and crushed it. It must have just been feeding on her due to the blood stain.Next time, i will read all the reviews and check for bedbugs, but after paying £332 for only 2 nights the cleanliness was outrageous!. And i am not either talking about the fact that the space was so small that if we had a luggage there wouldn't be any space to open it or keep it! Or perhaps you were supposed to put it on the bed?!? The bedsheets had some black stains already, and i am not either talking about the strange smell of old when entering the room.

Lovely guest house comfy beds great shower clean rooms. Polite and helpful staff. Good location for visiting Edinburgh and surrounding attractions. Quiet location. Good area plenty of good restaurants, supermarkets cafes. Walkable to most attractions.

We had to leave after the first night ! The room we were given was beyond horrendous, dirty, mouldy, no heating and bugs found in the bathroom. We complained to the owner and tried to request a partial refund as we booked the room for three nights but couldn’t bear another second there, he was rude and did not care one bit. Please don’t waste your money and ruin your trip with this terrible property and horrible owner.

Well we didn’t even get the room inside the hotel. There was this room on the opposite side of the road. Room was pretty clean, bed was comfy. However service was really bad. They were not accommodating at all. Please remember to checkin before 21 or they will charge you extra. Also checkout was sharp 10am, didn’t agree to give even half an hour extra. Didn’t feel welcoming at all

Stayed for one night during the fringe festival, clean enough but mattress needed replacing as saggy in the middle. No breakfast available, 20 minute walk into the city centre. Plenty of tea and coffee in the room. Would use again for a similar type trip.

The dirtiest hotel room I have ever experienced. Mould was caked on the bottom of the curtains in the room. Bathroom ceiling and walls covered in mould. Shower head was held up with tape as was the mattress. Bathroom radiator leaked and soaked our belongings. Radiator in the rooms didn’t work. Toilet didn’t have a flush button cap. Bugs were crawling in the sink hole. Mould up the walls and around the skirting. Ceiling full of cobwebs. Wardrobe full of dirt and hair. A dirty disgusting room that was also an absolute health hazard. We stayed the first night of 3 out of pure exhaustion after our day in Edinburgh then left the next day and booked elsewhere. Would never recommend this place.
