We had three nights at the hotel. I came up with my sister and we could not have been made more welcome. The garden room we had was beautiful and the hospitality of the room was excellent. …

Hotel is situated in a quiet side road. Adequate parking also considering the situation in the city. Stayed for 4 nights in an Executive Room.  …

The room was beautiful, quiet, and warm. The bed was super comfy. The location is very quiet, so no noise whatsoever during the night, but a short walk from tram and bus stops and 20-30 minute walk from the city center and old town.Slight minus for the high price relative to the room quality, as there's no a/c, toilet sink was too small for washing your hands, and our shower didn't provide any cold water.

The restaurant was reasonable size with only one waiter he works extremely hard every was perfect! The food is on another level we enjoyed venison, beef and pasta with side of vegetables followed by sticky toffee and trio of chef desserts and hot drinksAll beautifully presented like a piece of art such much credit to chef behind scene what a memorable evening to our visit on Edinburgh and thoroughly recommend if you are a foodie!!

An absolutely perfect stay! We went for our honeymoon and were very well looked after. The food, both breakfasts and dinners, was incredible. The room was lovely, having all the amenities you could need and the bed was very comfortable. Overall a great place to stay - quiet enough and more away from the hustle and bustle but still within walking distance for attractions etc. Would definitely recommend! We will be back!

My stay at No11 was only for one night. I used credit card points to book the room so I'm unsure if that had anything to do with the room I ended up getting. I booked a King bed and ended up with two twins pushed together. Okay, not ideal but it was fine. The bathroom is where I had the most issues. The caulk between the tiles and tub was old, cracked, and peeling away from the wall. The tub was stained with random marks. The handheld shower head wasn't secure and the only way it wouldn't fall down is if it was wedged behind the main pipe for the rainfall shower head. The tub didn't drain properly so I was standing in a couple of inches of water while showering. The building is old so in the basement level I could hear everything happening upstairs. Honestly, I'm glad I used Points because I wouldn't have been happy with the quality of room I got for the cost. The only redeeming thing was the concierge staff. They were 5/5 stars themselves - super welcoming and very nice.
