Standard Double Room for 2 nights.The service was very friendly and the lady who check us in was nice.Because we were there before 2 o'clock in the afternoon and the room was not ready, she locked our luggage in a separate room and told us were we can eat in the area.At 2 the room was ready and we get the key with all codes to come in the house.The hotel has a very good position in the upper area of the city only 10 minutes from royal mile and Princess street by feet.The room was simple. But I think for the cheap price and the 1 star no one can expect much more!It was clean, big enough and save. Bathroom was private in the room.In the opposite the room was in the "basement", Windows are not holding out the sounds from the street directly above us and the furniture was a little bit old and we have seen the traces of usage.But how I said before, everything was clean and nobody can expect more from a hotel like these.For the category of accommodation it is a great possibility for a few days trip.

Service is terrible. Rooms are border line acceptable.Don't expect to get your problems solved from the Italian old lady (apparently the manager) when you're facing problems. She is quick to jump to conclusion and very very rude and not professional when it comes to explaining the issue. Scolded us when we tried to explain our side of story and only wanted us to see from her point of view.There was an issue with our booking (I do admit it is our fault) and because we're tourist, of course we didn't provide a number to call. We booked 2 nights with them and on the second day, when we came back to the hotel, our luggages were placed outside our rooms without notifying us though we were seen in the morning in the reception area. She sent an email to us but let's be real, who reads email on a holiday?All in all, the service is the worst one yet but the rooms are acceptable. Very prone to fall when you're showering (my son fell) as it is very slippery and the carpet gets very wet after showering. Wall with holes and cracks everywhere as it is old (understandable).Definitely will never come back.

Friendly staff but run down and room had a musty smell. There are nicer places in Edinburgh but my friend had booked it in advance. OK for the price (for Edinburgh...) but if you want comfort you need to pay more. Didn’t have breakfast as we had an early morning departure so can’t comment on that.

If I could give this place 0 stars, I would. We rang the doorbell 3 times and no one answered. When they finally did answer, they seemed disgruntled that we were there.Then, we were told to come back at 2 to check in. When we returned, they checked us in. This is where it got really bad.The room they put us in has multiple cracks on the door, the door handle is falling off, and he tells us that we have a SHARED bathroom. This was NOT specified on the reservation. They provide no flip flops, no robes to walk to/from the bathroom, and no toiletries.The water barely gets hot. And the man working at the concierge desk is NOT helpful. When we complained, he gave us an email address to ask for compensation/a different room.I'd never recommend this hotel to anyone and id warn you to cancel your reservation and book elsewhere.

This place is very convenient to the bus station and train station so it is easy to get there and easy to get to local sights or cities. The large rooms are comfortable and the ladies running the place are quite nice. The phone number posted our front and on our confirmation email was wrong so double check that before you go.

Large room, comfortable bed (though pokey little bathroom with non-functioning shaving light), fairly decent breakfast and convenient location. Nice staff too. BUT no internet in room...AND terribly noisy at night! Whatever you do avoid a road side room...
