Lovely cosy guest house, the hosts are helpful and kind. Check-in is usually around 2, but we arrived early, and they were able to accommodate us kindly.The rooms are quaint and very pretty. They were very clean and came with tea/coffee making facilities.The location is about a 20/25 minute walk to the main area, so a little far, but there is a bus stop just around the corner, which worked well for us.Definitely would stay again.

I see a lot of 5 star ratings for this guest house, but I honestly don’t know how that is possible.When we arrived the host was very friendly, but didn’t show us our room. We had to find it ourselves. We stayed here for four nights and not once did we receive clean towels. I had to use the same one up to three (!) times. That one towel wasn’t properly cleaned, because it had some black hairs on it (my haircolour is brown). There were coffee stains on the desk, so highly doubt the cleaning methods. The bed got made only once, unfortunately.The first night we could not sleep. The curtains do not block any light from outside and when someone in the guest house is using the sink, toilet or shower you here the water running through the walls. Very annoying. It gets really warm inside the room, so we had to keep the window open at all times.In other reviews I read about quiet hours, but we were not informed about that, neither were the other guests staying at the same floor. One night they took a shower at 03:30 AM (!) which woke us up (we could here the water running through the walls). Really rude to be honest.I also read something about breakfast, but we were not informed about that either. We haven’t seen the host since our arrival, so we were not able to ask any questions.We always look for a stay with a private bathroom, but here we had to share toilet and bathroom. This wasn’t mentioned on the booking website. The shower was really small and there was no room to put clean clothes. When you stand in the hallway amd step into the shower, you literally step into the shower. I had to walk down the hallway in my towel, because I couldn’t bring clothes to the shower. I didn’t feel comfortable doing this because I didn’t want to run into any other guests.The place looks nice, but is outdated and way too expensive for what you get.Would absolutely NOT recommend.

It was a really nice stay. The bedroom is clean and nice and I slept very good. The service is incredibly good and the host is very nice!!You have to share a bathroom but that's no problem for me.... and the house is gorgeous and in a good location from the old town (20 min walking distance)If I am visiting Edinburgh again I'll stay there

Great location- about 20 minutes walk to Edinburgh centre or less than 5 minutes walk to the nearest bus stop.The Guest house was lovely. We stayed on the top floor which had a nice view. The room was good for two people. Free WiFi in the room and even just outside the front door. The manager was really helpful in everything we needed. It was in a quiet neighbourhood that felt quite safe. There were many dining and coffee places nearby as well as supermarkets.I would definitely like to stay there if in Edinburgh again!

I enjoyed staying at Menzies Guest House and found the owner to be both knowledgeable and friendly. The only nitpick I have is that our room was on the third floor and it would be nice if a small window air conditioning unit could be installed during summer. Other than this it was great, ... and close to the center of Edinburgh. I would stay again and recommend to others.

Had a fantastic stay here. Clean, comfortable great location. Beds so comfy 5 sisters in 1 room each with there own bed so roomy in the room. Host was very welcoming and helpful. Fantastic price can’t wait to go back.

I rarely give poor rates when reviewing somewhere, so it was that serious.I don't understand why there are so many 5 stars reviews and having an advert on Booking.com is just misleading for everyone that this place is decent - it isn’t. Please avoid if you are expecting something decent here.The place is too old and needs refurbishing and renewing facilities. I have an allergic condition and while staying in the room, I sneezed all time and I had some unknown spots on my skin.The provided towels and duvet were filthy - there were multiple stains on them and the duvet looked absolutely old.In a drawer, there was an unknown old duvet and it was just disgusting to even look at it.Sound insulation is literally not there, even though the guest house states the quiet time is from 11 pm, many guests come back after 11 and I could hear everything. Their chatter, creaky staircase and floor. I woke up several times a night and eventually ended up using earplugs.Ok, they stated that the bathrooms were shared, but it was not obvious in the description. I didn't notice it and if I knew it before, then I wouldn’t have come here.The owner was a kind person but considering that he’s ignoring all the issues and even raise the price for busy seasons (I paid £200 for 3nights and was on the Easter holiday), I'm afraid I cannot give any better review.

Wonderfully friendly owner/staff who let us drop our luggage, park the car a bit early and accommodated every need. The quaint old guest house is in a quiet residential area of Edinburgh though close enough to walk easily to either the City Center or for a bite to eat in the neighborhood. The room for 3 is quite small though adequate and had plenty of storage. The beds were perfect and water hot. Breakfast was served on a tray continental style with plenty to eat and there were coffee and tea making supplies in the room. Do bring ear plugs if a little noise bothers you though it didn't us.
