This is a beautiful Edwardian house, comfortably modernised but retaining its early features. |Our room was peaceful, private and well appointed. It was spotless and everything was to hand.| |Breakfast was not available due to a retirement, but we easily found cafes whilst walking into the city.

Of the worst experiences ever: the manager is very rude and impolite. We arrived a bit late because the bus broke down in the middle of our journey, and we couldn't report this because our phones had run out of charge. When we arrived, he made us wait half an hour outside the door in the rain, my elderly mother and I, and he knew we were outside. When we finally got in with a tenant who had a key and was just returning from his outing, he greeted us with insults, foul language, and shouting because of our delay, which was beyond our control, even though I explained the reason to him and that there was nothing we could do. I don't know if we're in a school for children or if we came with our money and dignity."Responding to the host's reply to my previous review, I would like to clarify a few points:"‏When I saw the number on the door "After I charged my phone in the taxi", I called five times and received no response. I have a picture of the calls as proof. Instead of a staff member coming as you claimed, two guests arrived by coincidence. If they hadn't come, we would have been left outside. When we entered, you greeted us with everything I mentioned in my review, and I don't think you forgot, even if you pretend otherwise in front of others.‏Instead of apologizing for your poor treatment of your guests, you are calling me a liar to avoid losing customers. I checked the reviews myself before booking and saw two negative comments that you also disputed, just as you are doing with me now. Unfortunately, I believed you instead of them. As for the flight tickets you claim to have seen, I challenge you to send them to me because we didn't come to Edinburgh by plane but by bus, and I have the bus tickets if you want to see them.‏I have no reason to lie. I had a bad experience at your hotel, and I have the right to mention it. You don't have the right to call me a liar just because most people leave positive comments. Everyone shares their own experience. You should accept bad experiences, learn from them, and improve instead of denying them simply because you don't want to accept any negative feedback.

We were warmly greeted and welcomed by the owner and had an earlier check in at 12pm which we appreciated very much as we were so tired after our flight and needed a little nap. The room was very clean and perfect for the evening. We had a rental car and parking was not an issue which was great! The owner told us where we can park. We would have definitely loved to have breakfast at the guest house but understand that the chef was not in. Having the bus stop in close proximity was really great too! It took us to town center and we walked around a lot without having to worry about driving and finding parking. Thank you for a pleasant stay. I would highly recommend to travelers and other guests!

Beautiful guest house in a lovely part of Edinburgh. Room was spotlessly clean. The owner was so welcoming. Was happy to let us check in at 11am. Would highly recommend this guest house if planning a trip. Even though there are several buses going up and down - the 2 days we were there we made the walk to The Royal Mile which took around 40-45 mins. Walk to Princes Street more like an hour.
