My brother booked this a room with 3 beds. We were given a double bed instead with no apology or refund. I had to beg for us to get an extra bed. The process of getting answers took all afternoon and kind of spoiled our day.It’s not our fault the booking.com page was wrong. Avoid like the plague this place and do not book here whatever you do.

We booked this from booking.com, and it was an absolute disaster!We couldn’t sleep on the bed, we got scratch all over cause we got beaten by bed bugs, the mattress was really dirty! We end up sitting on the floor all night because we got nowhere to go in the middle of the night!Booking should take responsibility of the quality of the hotel and should have refunded us straight away so we can find another hotel when I called at 2 am!Now the trip was ruined! It should be taken off the market immediately.

Place is rubbish, they gave us a smaller room than what we booked and the staff were useless to give us any solution, they will just make you lose your time.And everyone gets the access codes for all the rooms, so you can't leave anything in the room or another guest may take it.

Staff are lovely! Nice and clean!Car park (getting in and out a little tight if there’s already cars there for me personally but managed okay) but was nice as it was private.Due to covid the breakfast was a little lacking, taken to outside ur room which is good, understandably but maybe ask what people may like as I could only eat the apple given.I used the heavy blanket/duvet as it was a little chilly in my room but found it smelt a little funky, like it was sitting in the wardrobe for a while (as it’s just coming from summer as well so probably has).

Just returned from a short break. Clean and comfortable accommodation, friendly owners. Check in was easy. Breakfast was ok and due to current restrictions this was delivered to our room and consisted of croissants, fruit, yoghurt and chocolate chip buns and fresh coffee, just missing a bit of jam and butter for the croissants. Location approx a mile from Old Town, we walked but there was a bus stop outside the hotel. All in all a great place to stay for a few days at a reasonable price.

We enjoyed a short and sweet stay; the owners are friendly, the location is convenient for getting into Edinburgh, also handy that the guest house has parking.If any criticism can be made, it would be that the place seems a little weathered and the breakfast was very basic; we would have welcomed eggs, bacon, sausages, beans, etc but thanks anyway!

I have tried my best to be reasonable with the proprietor of this guest house, but they took full payment for a 3 night stay in August the day that the Edinburgh festival was cancelled. They have no intention of refunding me.  …
