We stayed there for 1 night and had a warm and entertaining welcome by James. It's a very characteristic house. The cosy room on the ground floor was rather small but clean. The bathroom on the other hand was large, cosy, clean and had everything we needed. The breakfast was served by Olga and it was really a breakfast in style. Thanks for having us.

Really Not RecommendedDespite the pictures on the website, this is not a mansion, this is a small part of a converted house. My room was surprisingly small and cold for the price and felt damp. The room access was via very steep narrow stairs and carrying luggage up and down them is probably quite dangerous.The shower and taps had no water pressure, reading reviews and speaking to another guest, Jim is lying about it being to do with the roadworks outside as these works are simply laying fibre optic cable and nowhere near the water pipes.The two hosts are clearly only interested in the money, neither of them should be working in hospitality when their only interests are themselves; Jim cannot stop talking about himself and Olga cannot stop taking pictures of herself, both are vain in the extreme.The whole place has an overwhelming musty smell, similar to a care home that adheres to your clothes for a couple of days as a sad reminder of an unhappy stay.

Pros: Very welcoming hosts! Thank you Jimmy and Olga! St. Jimmy took us on a 45 minute private, informative, and free tour of Edinburgh!!! It was wonderful and very much appreciated. The room was big with nice views of flowers/garden. Breakfast was very good. Would stay again for sure! Highly recommended!Con: Only downfall/negative was the bathroom or as the Scots say "toilet" is not ensuite (in the room) so we had to walk (or run) out into the hall a little to go next door to the bathroom. But it is private in that we were the only ones using it. And it was a very nice, modern, large shower!

Lovely, comfortable and well thought out room in a stunning house. Jim is a fantastic host (and a real character), and very knowledgeable about Edinburgh - even kindly took us on a tour of the Old Town. Breakfast was beautiful, would definitely stay again.

We thoroughly enjoyed our stay!When we got to the house we were offered an upgraded room to the one we had booked, our hosts were especially helpful even giving us a tour of the City on the first day.We found breakfast to be excellent and the room very clean.

Spent 1 night there. The owners were helpful to the point of being intrusive - at least Jim was. Room was comfortable and clean but basic, e.g. no tea/coffee making facilities. Would we stay there again? No.
