For the price the best thing about this accomodations is the location. You are right outside downtown Edinburgh. It was a 5 to 10 minutes walk to the tram or a 25 minute walk to the city centre. We stayed on the top floor with a great view of the college across the street. Unfortunately the stairs were VERY steep to get to the room. The room itself was decent and comfortable. The bed wasn't great and the bathroom was very small. It definitely wasn't worth the price we paid, but we did enjoy not having to drive around Edinburgh much.

Great guest house with nice comfy and quiet rooms with en suite bathroom (note that you need to turn on the power to the shower in the bedroom using the red switch). Breakfast cooked to order and delicious. Perfect location, 200m from haymarket railway station, close to bus stop to either go into town or on line 100 to the airport.

Beautiful building,very spacious. Car park at the front. Our room at the back.was small but perfectly adequate for our stay. Lovely linen,and spotless in room and bathroom.|Breakfast in the dining room was very filling. Our host was very charming.|A lovely 2 night stay. Highly recommend.|Thank you

Service was fast and efficient. Breakfast had many options including an English breakfast, staff was friendly and helpful. Room was quite spacious for a 13 square meter small double 😂 and the location was pretty nice. Walking distance from the Haymarket station. Slight problem, the hotel doesn't have a lift but the owner of the hotel was very helpful and offered to take my luggage to my room.

Lovely quiet B&B. Owners were so nice, even packed me a full breakfast for checkout as I was leaving early. Very comfortable beds. Ideal location just outside centre but only 5 minute walk to nearest tram stop + bus stops directly outside.

The best thing was proximity to Murray field stadium and free parking. It was the smallest room I've ever stayed in with a small double bed and small shower room too. The towels were wet after use as there was no heating in the room, a heated towel rail would have been good. Breakfast was in nice room but not much on offer if you didn't take full breakfast, cereal and toast with some yogurt, only whole fruit and some cheese slices. There was no offer of a refill for coffee and tea or more toast offered. I paid £200 to stay 2 nights here and could find better for my money.
