What a Dump!The pictures on Agoda, Bookings.com are not what you get. Look at my pictures and that’s what you get.I don’t understand how they can’t expect people to stay in these conditions.We were in room 3.The room is beyond out dated further more wallpaper is badly discoloured and is peeling off, mould stains on the walls, carpet and ceiling. The shower was disgusting with mould on the ceiling. Mould stains on the blind which was worse on the side facing outside.The bed sheets are dirty and dirt marks all over the walls, just stuff that could’ve been cleaned easily.The carpet had an iron burn mark on it and stains and warn out look.We were happily prepared to loose our money and leave. The moment we walked into the room we were shocked at the state of it. We immediately looked for another hotel. We weren’t even there no more than half an hour.If you value your health avoid this place. But if your used to a pig pen knock yourselves out..

Stayed in room 7. Room needs updating. Bathroom needs good clean. Had to buy bleach before using shower. Smell bad. Damp on ceiling. Curtains dirty. Stair carpet very worn trip hazard. All needs updating and deep clean. Staff friendly. Light breakfast ok. Great location for bus service. Would be lovely updated and cleaned.

More like the kind that drops you off in a rundown, forgotten version of 1 1970s decor. If you ever wanted to experience a real-life escape room challenge, this is your spot—but beware, it’s not an optional activity!First off, the lack of curtains was a bold design choice, offering guests an unobstructed view of the driveway’s main feature: an old, decrepit bed that I can only assume was the original prototype for all the worn-out beds inside. Yes, you heard that right, folks—a free outdoor bed viewing with every stay!The blinds inside were so broken that they looked like they had gone ten rounds with a hurricane and lost every time. Privacy? Who needs it? Sleep? Overrated! Let’s bask in the glaring streetlights all night, shall we?The carpet was a whole other story. Imagine a piece of Velcro rolled through a swamp, and you’ll get close. Dirty doesn’t quite capture it—this was a living ecosystem. I think I might have discovered three new species during my stay.Speaking of locked-in experiences, the bathroom provided its own brand of adventure. The faulty lock turned a simple visit into an impromptu imprisonment. Houdini would have been proud of my eventual escape, though it did involve some desperate yelling and a lot of improvisation with shampoo bottles.And the beds... Ah, the beds. They were so old and worn out that I was half expecting them to collapse into a pile of dust at any moment. Sleeping on them was like lying on a sack of ancient, grumpy springs. I’d have been more comfortable on the abandoned bed outside—at least that had fresh air.Overall, staying at the OYO Arden Guest House was a unique experience, best suited for those who enjoy spontaneous challenges, vintage dirt, and an unparalleled view of antique outdoor furniture. If you’re looking for a place that will leave you with unforgettable stories (and possibly a need for therapy), this is your ultimate destination!

Sort of far from the city center but great bus/public transport. We stayed in room 7 and it smelt like cat pee! Would not recommend staying here unless they did some serious updating. Carpets are stained and ripped, looks filthy. Breakfast was just okay toast, plastic wrapped crepe, little boxes of cereal. Not exactly what’s advertised on booking websites.

The staff were really friendly and helpful, the room was clean and the bed comfortable. The communal areas could do with a spruce up but the location is ideal for access to central Edinburgh and lots of other places. Very pleasant stay

Me and my husband spent two nights at the guesthouse, this end of july.For us, it was a very good experience.Welcome is perfect, we were served a good and diversified breakfast, the rooms were quiet and comfortable.The house is near Craigmillar Park and we could go and visit the castle just after breakfast and city center Can be reached very easily with frequent busses.Only suggestion : maybe replace carpets, which are for most of them at the end of their life ;-).

Be careful! We found bed bugs upon initial inspection. On July 8th. They will not refund us our money as of yet. We had to stay elsewhere and they say that the tents the room our immediately but no one else has complained. Be careful if you have stayed here.

My experience, lovely place to stay and they help me with all my needs. They cleaning my room every single day and give me new towels and sheets, it's a quiet place and the hospitality is amazing. It starts with the management and the house keeping. They are so respectful and nice, and friendly. The breakfast is a plus and it's a good selection of food, I have a 21 year old kid that enjoy so much every single day the breakfast, a suggestion, maybe change the carpets, and I miss the microwave and fridge. This will be amazing with those three things but overall it was a great stay.

Great location and friendly staff. Sadly the guest house is in serious need of a spruce up. Old carpet and lamp fixtures in the room. Mildew and some Mold in the shower stall.Tv was small and had very poor reception. A lick of paint and some updated fixtures would make this a much better facility.
