Not a good experience for me. I booked for 2 nights but could only stay one, still got charged for 2 even after speaking to Kelly. The view from the bedroom window was a brick wall, this needs to be mentioned in the descriptions on various websites. The main problem being the people upstairs. A woman was berating her 'chap' for hours into the early hours, then tromping around, which sounded like the roof was collapsing, apparently there was no carpet and the floorboards were loose and waiting to be pinned down. Which resulted in me having no sleep at all. He turns up with a woman every so often for a weekend. Otherwise the rooms are clean with good facilities.

I'm not sure why the man that answered the phone was rude.I was calling around a few guest houses to check availability, turns out they had availability but it was £100 a night and thats out of our budget.I told him I'll look around and if I don't find anything I'll get back to him, he told me not to bother and hung up the phone without saying bye.No need to be rude just because some people can't afford your accomdation.

I booked this hotel at the last minute for my five year old daughter and I as my wife was taken into Edinburgh hospital whilst on holiday in Scotland. Ted was fantastic and very understanding. The room was lovely and sky sports on the TV was a welcome bonus.

What an absolutely lovely couple. We felt welcome from the time that my husband and I walked into the Guest House. I celebrated my 50th birthday there and they made it even more special with a lovely bottle of champagne waiting for us in our room on our return from breakfast. I would thoroughly recommend their guest house, it is clean and modern and not far at all from the local amenities. There is a bus stop just to the right of the guest house and the buses are very regular. We thoroughly enjoyed our stay with Ted and Dot they helped make our time in Edinburgh even more special.

We arrived expecting the hotel in the photos to find it was being re-roofed and looked closed. Scaffolding, rubbish and insulation everywhere. Honestly thought we weren't going to be able to stay. There was no warning of this at all. …

Lovely welcome, went on our touring bike and straight away we were offered it to be put away in the garage. Beautiful clean room, spotless actually, good breakfast ( only point there is I'd have preferred a later time for breakfast, personal preference though). Very friendly and helpful owners would recommend 100%.
