Great accommodation and within a few minutes walk to the main bus line to Edinburgh’s city center. The hotel has a charming feel as it’s a little dated but it is what gives it character. The only thing I’d ask is to have better fitting sheets but we were pleased overall

The room was a great size for our family of 5 and a very convenient location with easy access to Edinburgh city via the buses right outside the door. Lots of good food options close by. The property does need some work. …

nice place to stay with spacious, comfortable and clean rooms and beds. rooms are a little cold though. also you can hear the traffic. bathroom clean and spacious. the toilet tank takes a bit to fill up after flushing so you have to wait after somebody used it before you. the shower curtain, if left outside the shower, will flood the bathroom floor so be careful to place it inside! there is also no bathmat provided to step on. breakfast includes toast, jam, butter, ham, cheese, yogurt, fruit, cereal and warm croissants and chocolate bread plus tea, coffee, juice and water. there is also milk and vegan milk provided. if you book the night before there are some cooked varieties too. tv is provided during breakfast. owners/staff are very attentive and friendly.

During the Fringe Festival this venue was charging over AUD$400 per night for a Double room. We arrived at around 2pm and asked if we could check-in, and we were told we were too early. …

Very large room and bathroom. Extra bonus was a bath. Warm room and very comfortable bed. Quiet also. Easy bus route into Edinburgh and also from the airport. Some parts of hotel in need of decoration but think this was being done. Hotel had character

Over priced. In a great location this hotel provides tired , uncared for decor , with minimum standard facilities and security. Staff are polite but management do not show understating of the standard of food or accomodation that is reasonable for the high prices they charge. I would not use this hotel again.

Pros:- The location is great for both the airport and city center; frequent and direct bus service. Also walking distance to a train station.- Great value- One of the few places my friends and I could find with three separate bedsCons:- The top floor room was very hot/stuffy even with the window open and not warm weather- The bar/restaurant was closed which was annoying because there aren't many great restaurants in the area- Only one room key- The wifi DID NOT WORK. I let them know the day we checked in, they restarted the router and said ask the manager for help tomorrow. I did and he walked to our floor and said it's working for him so that's it. This did not change the fact that, on three different phones (Android and iPhone) for multiple days the wifi did not work specifically in our room. Very frustrating in and of itself and made worse by management's inability to fix the problem. Huge pain when travelling internationally (i.e. no mobile data)

Everything about this hotel is beautiful, starting with the quiet location, the design that matches the old buildings of scotland, the enormously respectful staff, the services that we had. basicly, everything is great in here.|I recommend it very much unless you were thinking of the centre of the city.

Staff very helpful on our late check-in. |Access to the room was a bit difficult (NR 10) because the stairs were too narrow.|Beautiful Scottish traditional house. Very easy access to buses from the airport and into the city center: airport link at the door.
