Lovely boutique guest house / hotel. My room was comfy but a little draughty. Breakfast was OK. Service is friendly and the on-site parking is perfectly fine albeit a bit tight. The hotel has a superb location next to Clifton Village. I would definitely return.

Great location to explore Clifton, the bridge, and the harbour area. Rooms are very basic but clean and functional. Service was exceptional, friendly, and genuine. Overall, I thought it was expensive for what was included. I wouldn't bother with breakfast. there are many great options in the numerous cafes in Clifton that are better quality and value for money. Unusual for a hotel to charge guests for overnight parking, clearly a money-making scheme for parents dropping their youngsters off to uni.

Pleasant hotel in a Grade II listed building right in the middle of Clifton. We had a nice big room, but the hotel is generally somewhat faded, although there are limits to what they can do in a listed listed building . The breakfast choice was a bit odd, it had to be pre selected from a list, but some of the options were very strange (no toast and marmalade, but you can have eggs on toast ?) although we noticed that some people just seemed to have ordered whatever they wanted . It would be nice to know how much choice there actually is. On the first morning the coffee was clap cold, and had obviously just been left out on a side somewhere . A hot pot of coffee did eventually appear.

Simple, clean room. We thought it was expensive as you had to pay extra for breakfast and parking. Plus the following day was almost a third of the price we paid.

Disappointed that the curtains were a little thread bear and a large clump of hair was in the bath plughole.. the toilet bowl is quite low. Therefore if you're like me and have arthritic knees and ankles, it was a struggle to rise from without pulling up on the radiator, also the toilet paper is situated behind to the left, a struggle with lower back pain and shoulder injury. I know not all guests are afflicted but hotels should start taking into account the needs of the disabled or slightly disabled guests.
