I was initially given a room on the second level just in front of the staircase. I noticed that the room has been renovated recently as many of the items are visually new (see photos). I had to ask for a change of room even though I like this room very much as it could get very noisy when someone is walking on the wooden floorboard or talking downstairs. The boss was very obliging. I got another room #5 which was fine but not as good as my first room.My main complain is the state of the kitchen. The wash basin was very badly stained and dirty and the microwave oven has not been cleaned. I had to clean the microwave oven of the food debris before I could use it. There was no cutlery, no dish-washing liquid nor sponge. One has to be resourceful if one wants to use the kitchen.The lady care-taker doesn’t speak English at all but if her daughter is around, the daughter is a great help as she can understand English.In fact, the daughter helped me a great deal with the DriveIn driver in explaining the location of Batman guesthouse and my intended destination to him.As this is my last guesthouse before i flew out of Lao, I left whatever kips I had behind for them as a token of my appreciation for my 3-night stay at the guesthouse.

The room is quite spacey, but how I wish they took better care on hygene and cleaned the room better. It seems like a new business. Hopefully this review can help them be more mindful and the cleanliness of the room. Bedaheet and room should be cleaned after the previous guest checked out. Not changing the bedsheet and cleaning the room before the next guest checks in is not a good way to attract customer. 🙏

Very good guesthouse, which covers all the necessities.It is a guesthouse, so don't expect a fancy room, but the room is decent and not small.There is a small refrigerator, a desk and an office chair.The blinds block the sunlight (Don't expect a dark room, though).Quiet.Strong Wi-Fi connection.Shower is good, with water heater, and a shower head holder. The water pressure a little weak.

Renting a motorbike here makes you feel like Batman, and you'll quickly discover why it's named so. The owner is exceptionally nice and helpful. The staff are friendly, and it offers great value for money. I found no faults with this place and will definitely stay here again.

The room is not clean. Dirtyness that is not at the level provided to guests. The water area was slimy and caked with grime. Drainage is also terrible and the sink takes many minutes to drain. The shower was lukewarm and the amount of water was small. The floors and shelves were dirty with dust. The chairs and table on the balcony were covered in dust. It's a family business, but I don't think it's well managed. Japanese people are not allowed to stay overnight. I'll do this.

The location is great, close to a lot of restaurants and shops. However, one of the window in my room doesn’t actually have a cover. It only covers with screen window. The smoke from the restaurant next door comes into my room and it became very smoky..there is an also loud sounds coming next door I guess it is some of kind machine that the restaurant is using. It should stop after 9pm according to the host.

Rooms are spotless, linen clean and fresh, same with towels. Flat screen in each room and AC, plus free WIFI. The owner and staff are friendly. Do yourself a favour, if you need to exchange money, talk to the owner and do what he says, trust me. Owner speaks fluent English, and heard him have a fluent conversation in French too! And situated in a prime spot, with the stunning daytime restaurants all around, and the night-market like 300m down the road. Busses/shuttle services leave from same street, just choose a pickup point for a hotel on the list located in the same street. They can also help with laundry and scooter rentals!
