I have to admit, I was a bit nervous about staying here after reading some of the bad reviews. But honestly, my partner and I had a wonderful time (and breakfast)! First, it's important to know that this is an old guesthouse that has been run by the same family for many years—it's not a typical hostel or hotel. If you’re someone who doesn’t mind dust, insects and mess and you’re more interested in experiencing the stories and supporting local families rather than big hotel chains, then this is the place for you. It offers a unique and authentic stay that’s full of character.

Tani is a nice old lady and you can communicate with her in English. She puts much work into making a big traditional breakfast and is super friendly. But the rooms are not clean (the beds themselves are mostly though) and the bathroom is filthy. Everything is old and partly falling apart. For that price the general standard should be way higher. I'm feeling bad because Tani really is trying, but honestly I would recommend looking for another stay.

Don’t let the negative reviews influence you! We were slightly concerned up front because of the rating but Tani House turned out to be the most wholesome stay of our trip. The owner is absolutely fantastic, made nice breakfast every day and gave as a lot of gifts at departure. It is definitely all very basic and in old Japanese style but you get what you pay for. Would 10/10 recommend!

Up front, this is not a place for people who expect their lodging to be pristine or monotonous. The Tani House is operated by a remarkably kind woman, Mrs. …

Mrs. Tani is such a kind person and she speaks a lot of English. I went to Kyoto on a school trip through my college and we all had an amazing time. Tani House is very quiet at night and I felt very safe everywhere I went in Japan. …

I spent two nights at Tani House, a delightful homestay in a traditional house. It’s excellent value in a beautiful neighbourhood. Mrs Tani is an older host, warm and very thoughtful. …

The price was really good. We were travelling across Japan and we thought we might as well save some cash in Kyoto. After all we just needed shower and bed. |The photos looked good and the star rating as well. …

Tani is a lovely elderly lady who provides her home to travelers. Tanis house is by no means a hotel. If you are used to staying in nicer places, even cheap hotels, you will likely not enjoy it here. …

Photos on booking site are really old not accurate to the houses current state. Place is falling apart and floor is caving in from underneath. Bathroom not up to par by any circumstances. Lady of the house is lovely but it seems she is struggling to keep the place a float. Food was okay but kitchen has seen better days. Only reason we stayed was because there would of been a cancellation fee. My advice is keep looking. Plenty of other places around that are cheaper and safer. If your on a budget and can deal with the current state of the place for one night then it may be okay.
