The hotel is cheap, fairly close to Kyoto station, and the rooms are a reasonable size. That's about the only positive things I can say.Check-in was a bit cumbersome and they required more than the average amount of personal information.At first glance the rooms appeared clean but when we moved the beds we found fake nails, used ear buds and a rice ball under it! Their ongoing cleaning is also weird. You have to specifically ASK to have your room cleaned. On the other hand though, they deliver fresh towels every day, whether you asked for it or not. We ended up with a comical amount of towels by the end of our stay.Due to the busy intersection and poor noise insulation (thin curtains) there is a lot of noise ingress from the road. There are also emergency vehicles with sirens driving past several times a day. In short, unless you're a heavy sleeper expect to be woken up constantly during the night.The mattresses are quire firm. This may suit some people but we found it borderline uncomfortable. An option for a topper would be nice (yes, I know this is a budget hotel)In summary: If I ever returned to Kyoto I would stay somewhere that's maybe a bit more expensive, but provides a quiet, clean and comfortable room

Stayed in this hotel from 13 - 20 Sept. Room cleanliness and staff services are awesome! Small convenience store at lobby was great! New towels alwere provided everyday.Though it takes a bit of walking from Kyoto station, nonetheless, is accessible to most restaurants and transportation.

Such a great place and warm hosts! We stayed for two days during our Kyoto trip. The owner lady was very helpful, warm, and welcoming. You feel like one of their family members. With such a big building to run, you can imagine the difficulty, but the owner lady did it. The room was extremely well maintained, and clean, of course. This is a quiet place, but also close to Kyoto station, making your travels easy. When we stored our luggage on the day we left, the owner left her mother - a very nice warm and welcoming old Obaachan to wait for us in the afternoon. Even in such an age, she was trying to help me moving our suitcases. Very touching! With her good health. O genki de!

Great beds and very clean. More like an Airbnb than a hotel, so no concierge service, if that's what you're looking for. We didn't need that, so it was great. Great location, close to the train station and plenty of shopping centres nearby

What a gem of a hotel! 💗 Squeaky clean and stylish. From the super nice personnel, the automated hustle-free checkin, the door lock code instead of a key or card, the proximity to a seven eleven and Tokyo station, all the way to the lil shop at the ground floor 🍑 , the microwave, the super efficient air conditioning in the midst of Kyoto August heat, the free rent umbrellas ☂️ to shield you from the sun 🌞 , the bathroom 🛁 that (unlike sooo many Japanese hotels) doesn’t feel like a plastic box, thoughtfully delivering my mail ✉️, and much much more… all of which at an incredibly reasonable price 💴 . 🥰 This has officially become my go-to hotel in Kyoto! Thank you everyone for making my stay so pleasant (even during a typhoon 🌀!)- Rania (501)

The big deal killer for those of you who are sensitive to the smell of smoke: Even in nonsmoking rooms, you will smell smoke come into your room if your neighbors are smokers (the smoke travels into your room from the neighboring veranda).In addition, they provide only ONE day of room cleaning per week, and you can only choose between Monday and Friday, even if you stay for a month. My wife and I are all for green / eco-friendly practices, but this is a bit extreme. And here's the thing: although the establishment claims to be doing it to be eco-friendly, they kept delivering us four towels every day, even when we left unused bags from the previous day hanging outside, trying to show them that we don't need extra towels every day.There are little things about the room that just don't make sense: the power socket / USB charging ports are right in the middle of the headboard of your bed. Hmmmm..If you need the cheapest place to stay that is clean and close to Kyoto station and you are okay gambling with smokers in the room next door, it is a good deal.

My partner and I were initially apprehensive about our choice since we couldn't find many reviews for this place, but we decided to take the risk, and we're so glad we did. What amazing value for money! There's a 7-Eleven just around the corner, and it's not a long walk to the train station and Don Quijote. The room is a bit larger than the APA hotel I stayed at in Tokyo, and the bathroom looks new, with an excellent shower that had great pressure. We even had a balcony. The air conditioning was perfect. The bed and pillows were a bit hard for me, but it wasn't a big deal. We arrived late at night, but the self-check-in process was very easy. They have a microwave and a few items you can buy at reception. I would definitely stay there again.I can't believe the complaints people make in the reviews considering how affordable this place is. There is nothing to complain about here; it really surprised us in a very positive way.
