The room is big, it's more like a studio apartment. It has two double bed and also two sofa bed.Microwave, induction stove and sink also provided inside the room. On the first floor it also has a washing machine so you could wash your dirty clothes.The location of this hotel also good, it close to convinient store and bus stop.One thing that confuse me is the check in procedure. I book the hotel using A****, on the web site, it does not has a clear instruction about the check in procedure. Therefore, on the day, I went to the address provided on the web directly, it turn out that there are no reception staff there and i need to check in at their office about 1 km from the hotel. Fortunately the hotel staff that I call from the housephone is very helpfull and explain to me everything patiently.Other than that, I enjoy stay here, it close by to several temple and shire. Also close to busy area to shop...

This self-service accommodation is basic but acceptable for the price. However, the check-in process was a nightmare. We didn't receive any prior instructions, and when we arrived, there was no one at the property. After calling, the person who answered didn't understand English well and wasted 10-15 minutes of our time before passing us to someone else who could speak English.The second person informed us that to get the code to enter the building and our room, we needed to complete an online form with information for each guest, send copies of our passports, and pay additional fees. Imagine arriving after a long trip, carrying all your luggage, and standing in the rain. We requested access to the property to use Wi-Fi and complete the required information since they should already have everything from our Agoda booking. However, the woman insisted we wouldn't have access until they received all the required information, or we could go to their main office to do it there, which was unreasonable as we were already at the property.We were very frustrated as they could have sent these instructions before our arrival. Instead, we were left getting wet on the street and had to wait around 30 minutes until we had internet access to send everything. This is not the experience you want when arriving at your accommodation. They need to make the check-in process smoother or have someone available at the property.Once we finally got in, we found the floors covered in rugs with large stains, and the room was not very clean. We booked for five people, but the sofa bed was not prepared. They do provide some nice touches like toiletries and other small comforts, but overall, I think it's worth paying a bit more for better cleanliness and a smoother check-in process.

First of all, the hotel is irresponsible and unsafe.What happened: Late at night, someone claiming to be a guest called our room through the phone at the hotel door and asked us for the door password. But we couldn't tell if they were actually guests and it was late at night. Therefore, for our own safety and that of other guests, we did not choose to tell them and help them open the door.After a while, perhaps other residents opened the door for them and they came in. They harassed us through the room phone and banged on the door. Through the door, I saw that they were very ferocious, with their hands on their hips as if they were settling scores. Until they entered the room, they were still glaring at us from the door.It makes us very scared to continue staying in this hotel, we feel our lives are threatened because they are staying in the same hotel as us, even on the same floor (each floor only has two rooms)Aftermath: We immediately informed the hotel and hoped that the hotel could handle the security issue. However, the hotel did not contact us directly. Instead, Agoda informed us and refused to process and refund. Based on the lack of sincerity and our own safety issues, we hope to refund the remaining days.But we didn't get help. Even if we email the hotel again, we will not receive any refund, compensation or other solutions. If you want to relax while traveling, it is recommended to consider other hotels.Secondly, the hotel was not clean. Hair, used toothpicks, etc. were found in many places. The so-called cleanliness is not credible.

The advantages are as follows:1. The location is excellent. Buses from the nearby bus station can take you to various scenic spots in Kyoto, and you can also walk to Gojo Station. It's not far from Keihan Electric Railway, and there's a express express to Osaka, which is cheap, cost-effective and fast.2. The room is quite large and has kitchen microwave and other equipment.3. There is a 7-11 and a supermarket nearby.4. There is a free shuttle bus at the check-in area that can take you to the hotel where you are staying.The disadvantages are as follows:1. The room is not clean enough. There are still paper scraps and dirt on the floor. Since the floor is carpeted, the dirt cannot be removed.2. Although there is a free shuttle bus available, it will take some time to wait for the bus.3. There are people waiting for the bus and people checking in at the check-in area, so the overall space can become very crowded.4. Clean towels will be placed above the towels in the towel basket, but towels that are obviously stained and cannot be removed will be hidden below. If you don't look carefully, you will use them directly.5. The sound insulation in the room is poor, and the sound will be transmitted into the room when the neighbor wants to go out.6. The bed is not supportive enough. Just sitting on the bed will make the mattress feel like it is touching the bottom, so do not jump directly onto the bed.7. There are only two washing machines, which are completely insufficient (but there are paid washing machine shops nearby)Generally speaking, I will not consider hotels in the same group next time. The price is not proportional to the service received.

The location is quite good and walking around 5-10min to Kiyomizugojo station. There is a Fresco nearby so it is convenient to buy groceries. Please be noted that the check in location is different from the accommodation, but a shuttle provided. Other are quite good, recommend it.

Rooms were very cozy and staff were very polite. Each room was pretty sound proof. The room next to us was having a lot of fun, but you could only hear some of it when passing their door and just barely!!. Once in our room, we couldn't hear any of it! Perfect for light sleepers. The view from the balcony was gorgeous.The location is also perfect as well if you don't want to be too close to the crowds.My only critique and the reason for the 1 star off is that the room was a bit dusty. One member of our party had some issues with their asthma while in the room. Nothing life threatening, but we had to do extra work to make them comfortable.That is my only critique. Everything else was great from self-checkin (we arrived after office hours) to check out.

I stayed here with my team for 7 days. Very clean and tidy. Beds very comfortable. We have a nice balcony and view. The location of the hotel is ok, unfortunately to get to nicer places you need a bike or public transport.
