Very nice place in a pretty district of Kyoto. Quite close to a subway station. It was quite pricey, however it has a hot tub in the garden so it was worth it.

It was a nice 'traditional' Japanese house experience for our family. However for the price we paid, we probably would have been expecting a bit better. The place is nice but a bit run down and aged. We had breakfast included which was a nice experience but found our schedule to be dictated by the delivery time (which we could not select). It is a decent walk from sites etc. Overall it is nice, but quite expensive for what you get.

I stayed for 2 people for 1 night for a little over 70,000 yen including a Buddhist vegetarian breakfast, but considering that it's like a guest house where you can rent a whole building and up to 5 people can stay, is it cheap?The room wasn't cleaned properly, there was dust everywhere, the outside bathtub didn't seem to have been cleaned, grass and trash had been blown in from somewhere, and had accumulated in the corner, and there was no smoking. It was treated as a place, and I didn't feel like using it as a bath. There were spider webs on top of the LED lights. The indoor bath was usable normally, but most of the pumps for lotion and facial cleanser in the sink were broken and wouldn't come out or come back even when you pressed them, so I couldn't help but feel like it wasn't there properly.The floor on the second floor was made of transparent resin and I thought it was interesting because you could see the floor below, but it wasn't very clean as it was covered in scratches.It seems like an old private house has been renovated into a lodging facility, but the manager is not always on site, so to leave your luggage before check-in, you have to go to an affiliated hotel about a 5-minute walk away. Although that was a bit of a hassle, the male staff member who dealt with me was pleasant. It was helpful that they carried my luggage until check-in.The drinks in the fridge seemed to be all-you-can-drink, so I got some. Although I didn't use it, there was a lot of dust on top of the toaster and it looked like it hadn't been cleaned, and my wife, who was also staying with me, said it was very disappointing.Everything is fine in these areas, and I'm worried about whether the other electric kettles, tableware, bedding, etc. are safe to use, so I think they could put a little more effort into cleaning.At least as of now, there are no repeat customers and I don't think I would like to stay at an affiliated restaurant. However, the interior was modern and nice, so I thought it was a waste of time.

The pictures are deceiving, everything is worn out and old. Stains on the walls by the bed and you catch a whiff of wet dog/cats when you walk up in the house. Stairs are narrow (tripping hazard) and the outer hot tub has algae/spider webs all around it.Do not recommend if you have allergies since the smell/mold throughout the house can irritate just about anyone.Shoutout to the marketing team with the amazing pictures though.

Used by a couple of friends.Honestly, it was better than I expected.It's spacious and clean, and they make tea for you and deliver breakfast to you, which was really delicious.As an inn that rents out a whole building, it is of such high quality that you would normally recommend it to your friends.

I used it for a birthday celebration.There was floor heating, so we stayed warm even in winter.All-you-can-drink drinks from what's in the fridge,It contained two bottles of beer, one small red and one white wine bottle, and cola, orange juice, carbonated water, and water.All tableware is available, and there are about 3 pots. Was it warm?There were no seasonings, but I could make simple things like hot pot dishes and toast.The bathtub can be turned on with one touch, and it is large enough for two people to take a bath.The breakfast was delicious too ✨ I'm very satisfied.thank you
