It was in a very central position, walking distance to all the main attractions and restaurants on your doorstep. Spacious rooms with mini fridge. We requested a few wine glasses, but due to no kitchen on site, they could not supply them. Breakfast is served across the road in Rabble, which was excellent. There is a bar and restaurant there as well, so still all convenient. Luggage store is safe and very handy, as we arrived early, and used it again after checkout, as our flights were later in the day.

Overall a very mixed experience with this place.Location was fantastic and staff were very professional and helpful. One of the few affordable places in the center of Edinburgh. However you get what you pay for and that really shows in the quality of the rooms. Not a complaint, just sharing what people should expect.Shower was wonky with heavily fluctuating temperatures and bathtub didn't drain properly leaving water to pool around. Toilet space was very cramped. Little ventilation in the rooms. Sound from the street just downstairs can be clearly heard throughout the night.

Lovely stone built hotel right in the heart of Edinburgh's new town. Great location. Warm welcome from reception staff . There is the option to leave your luggage at the hotel if your room isn't ready. …

Perfect location for a city centre experience. Rooms a tad small and only a shower head in a bath tub, not ideal for those with mobility issues. Great breakfast albeit you had to cross the road to a cafe opposite, but worth the walk. Without hesitation I would stay again.

Excellent location, clean and comfortable bedding, and spacious rooms. Very quiet at night. No amenities on site (no restaurant, no bar) and appalling service (or rather lack thereof) for a 4-star hotel. But again, perfect in case you are just looking for a comfortable place to spend the night.

I stayed at the Frederick House Hotel for three nights at the end of June. I was solo. My room was just off reception down a short hallway and very quiet. The room was pretty spacious for a single traveler and was very comfortable.  …

The hotel is in an incredible location- walkable to most all things you’d want to do and see in Edinburgh. My only feedback would be that the floors were quite noisy, especially in the bathroom. Rooms were clean and a good size, all staff was exceptionally friendly. Only downside is that the restaurant that provides breakfast has quite slow service.

We had two separate stays here during our Scotland trip. You are able to leave your luggage in a locked room before check in and after check out which was very convenient. …

Hotel is in a good location but neighbouring properties boarded up it so looked a bit shabby. Nice clean room, decent size with comfortable bed. |No bar or restaurant facilities on site. Breakfast available over the road ( it was good). …

Very expensive hotel, although it is centrally located and it has character. Staff were helpful but not able to offer advice on locations. The rooms are comfortable, but not worth the price you pay. Look elsewhere, that's my advice. There are other hotels nearby which are cheaper.
