We had a really comfortable & enjoyable stay here, with the hotel making good contact checking if we needed anything and thanking us for our stay.There is no reception to meet someone face to face but they send you clear details in an email of how to access the building using a key pad and the room keys are stored securely also. There were no problems on arriving and we were able to leave our bags on checkout whilst we explored before leaving.We were top floor, so had many stairs to climb but the views were amazing & nothing wrong with a little daily exercise.The hotel was clean, very fresh, the towels smelt amazing and you could tell the place is looked after.We had a room with 3 single beds, tea/coffee making facilities and a toilet/shower room. There was enough space for us for the 3 nights we stayed.Great location, right near cafe Picante which is a fab venue at the weekends, late at night for your fast food and a DJ!A short walk to the popular areas and a tram stop only a few mins away.Would come back again.

If you need to save money, have good knees and legs to go up steep old stairs and don't care about being cramped or clean- Go for it. Otherwise Avoid!! Not for children avoid! Stayed overnight in a tiny room. Greeted with blobs of dust on the tea tray. The bedding was awful and full of hair. Could barely get to the toilet the shower was so small and tiles peeling off the floor. The toilet made a strange noise everytime it flushes and continued to do so many minutes after. The view of the street we had was awful and you could hear car alarms going off all night- windows are very old not double glazed at all. Try getting a peaceful night but hardly if the people in the next room spoke or moved or got in bathroom, it felt like you were right there in the room with them. The location was alright for city centre and warm enough. However, it certainly needs improvement. Highly recommend getting accurate pictures of the room, as they look nothing like what is online.

This hotel is in a great location. The service of the hotel staff were great and although not on site they get back to you rapidly. The room was clean, the facilities were perfect. Just what we needed for a weekend trip in Edinburgh. Would definitely recommend and stay again. :-)
