Had a two night stay while road tripping through various areas of Scotland. Our stay was very pleasant and bed was comfortable. Self check-in process was clear and seamless. Parking was a bit tight but we were grateful to have a space off street. Location was great and about a 10-12min walk into the center of shops and restaurants.

Basic clean and comfortable but cold as heating not available except electric upright radiator that only took chill of the room. One extra blanket, so thin hardly worth the bother. Lovely hot shower and large towels.Totally no contact. Complicated entry if you are not technically minded. Easy walk into town. Parking was good. We slept in our spare jumpers it was so cold. Definitely not luxury even if convenient for town. Poor value.

Although this place is close to the town centre it's not a place for a good night's sleep. I am staying in a ground floor room and have been awake since 06:00 as the person staying above me is wandering around on the wooden floor. I have a long drive ahead of me and I really needed a good night's sleep. The room is right on the Roadside and doesn't have curtains, just office type slatted blinds, so not only do you feel like folk can see in they do nothing to stop the street noise. To get here I had a long drive and the owners decided to text me instructions on how to get in at 22:30 just as I was falling asleep, my own fault for not having the phone on silent.

Besides the cute branding, the house is nice and well kept. We had the two rooms on the ground floor and were happy with the space and all. …

If you like a basic, impersonal facility then The Coo's is the place for you. If you want a warm welcome and a quality B&B, then avoid. It was like an Escape Room exercise to access your room, nobody there to greet you.  …

We stayed in a ground floor room which I believe is bigger than the other rooms in the house. We found the room to be spacious. clean with modern decor and it was certainly more than adequate for our one night stay. The guest house is also in a fairly decent location only about a 10 minute walk to the city centre.

Spent a week in scotland roadtripping, and been in the uk on earlier trips on several occasions. This accomodation was most definetly on my top three in the uk! Effective and simple booking and check-in. Nice house, clean and tidy room and bathroom, no bad smell, with modern interior (unlike many places in britain). Read that a few people complanied on the heating, we had no problem at all. Warm and cosy room, and not even the floor was cold! Really liked this place which gave us a very relaxing stay and a really good nights sleep! My only critic comment would be on some of the hosts comments on the reviews here, which are not very nice. Try instead to be the bigger person and not be offended, all your satisfied customers know that some persons will always find faults and want to blame someone else.

Edit: lowering the score based on gaslighting owners' reply.'+': comfy bed, working heating in the room, clean'-': no hot water in the faucet, no hooks or shelves - no space to put towels or toiletries down. No toilet paper holder. Heating in the bathroom was not working, so it was freezing. They dont serve breakfast- they sent us to a restaurant 10 min away which opens only at8

I live in Florida, United States. We had to evacuate our area whereas a major hurricane was heading in our direction. I tried to get a hotel to be safe. I googled Places to stay in Inverness...saw this place and quickly booked. When the confirmation was shown, the address said Inverness, Scotland. This place refuses to give me my money back.......I guess I will have to take them to court. Bad business....watch out!

This B&B was booked for us by the Highland Explorer Company as part of a tour from Edinburgh. Our double room ( Loch Ness ) with separate beds on rollers was very clean, tiny but adequate for the 2 nights we stayed here. …
