Convenient spot for a quick overnight stayI found it ticked the box in terms of what I needed. I Just needed a safe quite and cheap place to put my head down for a night before traveling off on tour...The room was very small so I don't recommend considering it for a long holiday where you intend on spending allot of time I. Your room..The room faculties were good they had towels and tea making facilities and a tv (which I didn't turn on so don't know what channels were Available)The only fault I had with this place was the shared bathroom as there was a line waiting for it that mornings which slowed me down getting ready

Two nights I was at this B&B. The room was clean and tidy but without a bath. With basic room service. The bath was rather clean but just the basics. What I dislike, and I noticed this in nearly every B&B, is the luck of cloth hooks whether in the room them self nor in the bathrooms. Because in a wardrobe the ventilation is poor.The breakfast was quiet good but you had to go to a separat table for the food. You can choose from continental or scottish breakfast and everything is there you need or want. The cubs provided are in my opinion too small as you have no tea pot or cafe can on the table. This is a truly awful place. No where is clean. Bedroom smelly cramped and unventilated. Bathroom very damp with black mould all over the floor and walls. Dreadful. Dining room very dirty with old dried food stuck to all the chair seats. Everything very very cheap and very very old. But the charges are high! These people do not care about your experience. They only want your money. They are a disgrace to the Scottish tourism industry. I have never had such a bad experience and it my first time to Scotland.

Absolutely disgusting. Poor service, breakfast is a joke. Rooms are seriously out dated with broken beds and furniture. Floor boards creek everywhere in the place. Visitors are mostly homeless junkies with no respect whatsoever for other decent guests staying. Doors are banged all night by these junkies, management haven't got a clue. Toilets are never cleaned for days, showers don't work, sink taps are so worn out that they leak, wasting water day and night. I could go on and on, It's unbelievable. Avoid at all costs. The place is run by polish immigrants who really don't have any sense of what's going on in the property. Junkies are smoking weed outside the front door all day. I am surprised that this place is able to operate as a public business. Council or trading standards seriously need to investigate asap. Please check this B&B out before booking. You have been warned, seriously avoid at all costs.

"Abbots Hotel;" more like "A-butts Hotel"- £42- Rarely cleaned- Showers are defective- No wifi- Crass staffThe shower constantly changes from freezing to burning. They only clean your room once every 3 days. We were served soured milk 2x. Wifi is only in the main lobby with 2 chairs. Not a bad price, but still not worth the money.

I lost a set of house keys going through the Links. They were kindly handed in to Abbots House & a photo of my keys was posted on Facebook, in the I Love Leith tag. I was very grateful to all the people concerned, literally, in the return of my keys. I love leith 😄

My car was parked in front of the hotel and the bumper was bashed in. The Edinburgh North East Recovery Hub which supports and houses drug and alcohol users is based in the building beside the hostel. Teenagers can be heard from the window next door roaring down on to the main street as they speak with visitors. I actually found a needle on the footpath which I reported to "Edinburgh North East Recovery Hub" and they disposed of it. My complaint about my car being damaged was ignored by staff and they said their security camera did not work that night conveniently so I was unable to view footage and they refused to take responsibility.

This place is not a nice place to stay when i stayed thete there was bed bugs bouncing under the mattress there was scabbies floating about everyone nd there was a rat infestation aswell i woyld not recomend anyone staying in this place but thats my opinion
