Great hotel. Comfy room and bed. Only downside was the number of stairs up to the hotel. Carrying a suitcase up the stars was quite a trial for an OAP. On the positive side the breakfast was brilliant! Even with the stairs I would visit again.

Excellent location! Not even a 5mins walk from Waverley Train Station & the Bus station is right behind the hotel. Perfect location for the Playhouse. Murray was super accommodating and was made even better by allowing us an early check in. Room was clean and tidy, tea/coffee facilities were provided in the room. Only one minor issue, mattresses could do with being replaced, rather springy. Amazing full Scottish breakfast in the morning and full range of breakfast assortments. We would 100% stay here again. What a lovely team ❤️ 5 stars ⭐️ all round x

We paid 270.00 on August 24th. We were disappointed with the room, though clean and bed was comfortable, the shower room was very shabby, I don’t think it was dirty, but due to age looked very grubby. Breakfast was mediocre, we has full Scottish and it was a bit tasteless. We did expect more for the cost for the night. The service was good as was the location.

Best location in Edinburgh. Murray and his father are great hosts. Beware the stairs and low water pressure. However, the breakfasts are grand and there's no better place to stay in my opinion.

Definitely an accommodation where the rooms urgently need to be renovated. Old, dingy carpets, ancient furniture and a bathroom from the early phase of industrialization. Where do the good reviews come from?

It's an odd place, access by side door and up flights of steps. Very nice staff. Room was ok, it's all dated and chintzy, frayed carpet, the beds were worn out. Breakfast was really nice and quick, which really made up for the other points. It is in the centre of the city so for where you are it's very reasonable and if you aren't as picky as me it's fine . I would say it's a trip hazard nightmare though so they need to make the entrance and stairs much much brighter.

A very well located guest house. On arrival, you buzz to get in and go upstairs to check in. Murray was very polite and welcoming. The rooms are a good size and come with the basic amenities that you need, kettle, tea, coffee, and hairdryer. The room has an ensuite, which has a shower. As stated, this hotel is a superb location for the shops, theatre, cinema, and more. The breakfast was lovely.We thoroughly enjoyed staying and will use this guest house again before considering a hotel chain.
