Some of the tiles in my room were taped up with duct tape, the bathroom sink was cracked, the hot water tap is loose, there is a large crack in the ceiling and the light switch is stuck up with duct tape to what feels like cardboard. Please avoid this place where possible it's a Health and Safety nightmare. I had a family room it is not family friendly, the banister as you go up stairs is wobbly. I reported these issues in March this year, I left there last week and still nothing had been done other than the owner laughing in the face of a lawyer.

I believe this location/b&b was called Park View Villa in 1987, when I had an extended stay here because of work. It was a wonderful experience then. Would like to see it again as it is now, but don't know how much it has changed.

Stayed here last night after doing the coast and cycles route from Newcastle. It was OK and met my basic needs. I had a twin room (room 10) which was clean and tidy but the window only had one curtain which didn't cover the window. The towels and bedding were clean. The en-suite was clean. The breakfast was nice. Continental and cooked which. Was delivered freshly cooked and hot.I would say however there were two staff who seemed very inexperienced, my friend ordered beans on toast and and a pot of tea. They delivered beans and poached egg on toast with no tea. She sent it back and reiterated what she asked for, only for a third person to clarify the order. It's not a big deal as I understand these things happen but I thought it's worth mentioning.The staff I did meet were friendly and polite.

Enjoyed our 2 nights here. The hosts were very pleasant & helpful. Our room was roomy enough as was the ensuite. Breakfast was in a nice sunny front room. It was substantial with plenty of choices.||The location is on a main bus route (23) which was very easy to take in and out of the Edinburgh core. Ran every 15 minutes.

All though there were a few faults we enjoyed our stay at the hotel. We found the beds uncomfortable but it was because they were too soft for what we are used to so that's more down to personal choice than anything. Room was clean and had everything we needed, staff were friendly. Also very safe, we left one of the days when the cleaners were in, I'd forgotten my phone which was in a wallet with money and cards, when I realised we returned to the hotel and everything was in place and untouched. The breakfast was nothing special but we definitely didn't leave hungry. Would recommend this hotel as a good economy hotel and would stay again.

Very nice room, quiet and comfortable. Breakfast was very good and the family running it were very helpful with information on the area, and how to navigate the bus system. This stay was just outside of the hustle and bustle of Edinburgh and easy to get to by car. (parking was free on the street)

We had a really nice and big room, comfy beds and all nice and clean. The bathroom was not big but functional. The host was very very helpful in a difficult situation after a missed flight. I´d always come back, we were very lucky to end up in that B&B!
