Great location, and it’s a pretty room once you climb a million stairs to get to the rooms. However, there is no customer service, we ran out of toilet paper the day after we arrived and no one around to ask. They don’t respond to messages either. It’s like a bad air bnb IMO. The bed is awful and I felt like I was sleeping on a wooden flat. The chair in the room was broken and I nearly fell out of it when I was trying to sit after climbing all those stairs with a 20kg suitcase.It might not be awful for one night with only an overnight bag, but it’s not worth the price.Be warned it’s very very noisy!!No kitchen or anywhere to refill water, bring your own I guess?

For the sake of others who also got lost trying to find this place:follow the jolly judge’s pub sign and go into the tunnel that is James’ Ct.There is a blue door with the number 3 on the left.You have to go to their website edinburghaccom.co.uk to access the code to the door.Then climb the ghastly 4 flights of stairs with your 20kg luggage :)Hope that helps

Have to admit i was a bit dubious given some of the reviews but honestly i couldnt fault itVery clean, comfy bed, a decent amount of tea and coffeeShower was lovely and hot very detailed instructions on how to work it room was lovely and warmWe were on first floor so not that many stairsCentral to pretty much everything tooCant even complain about noise as there was hardlys anyWill defo look to booking here again

Very good location and the bed was comfortable. A little bit difficult to find, but following instructions from the document makes it much easier to find. The room was a little bit small, but comfortable for one night. There is also a spiral staircase, so just be careful if you are travelling with someone who has mobility issues. Overall it was a nice place to stay, maybe not a 5 star location, but certainly is much nicer than other reviews make it out to be. I would stay here again!

Very convenient location and I found my stay to be comfortable. It was a little noisy but this could easily be fixed by closing the bathroom door, or by using ear plugs. Wifi was perfect and the spiral staircase was fun. Marked down one star because I booked the night before and didn’t receive check in instructions and the phone was all automated when I tried to ring - a little bit stressful but it worked out in the end.

Lifting heavy luggage to the 4th floor, or rather to the 7th, is, of course, not what you expect from a vacation. Very steep stairs. The photos are wonderful, but I only saw one from our room. That is, the photos are not true about our room. No kitchen, only a kettle. There is no place to hang things on hangers, and there are no hangers. The bed is comfortable, but it’s time to throw away the sheet, it’s old and it’s unpleasant to sleep on because of the coils. The towels may have once been white, but not when we arrived. It's time to wash the blanket. ( The walls, I also rent out housing, can sometimes be painted white and freshened up. Reminds me of a train station. The table is very old, like in a cheap diner. It is clear that here it is more important to rent out the room and it does not matter that it is seriously used.

Love the charm and history of the accommodation. I slept comfortably on the pull out bed. The view is fantastic. The down side.....the 4 story spiral staircase was a challenge for me ....but I'm not a fitness person......and the Wi-Fi worked 10% of our 1 night stay.Otherwise the owner has provided a lovely accommodation.

I am facing a serious problem with the all the spiders and dangerous animals inside the accommodation (proof of photos and videos are available) this is absolutely unacceptable and this is serious. Although they have never responded to me or my emails, I have decided to leave the accommodation immediately due to not getting bitten by all spiders inside the accommodation I have booked. I still have one more day with them and I can’t be able to get the money back.This is absolutely going against our health and wellbeing.In addition, the stuff of theirs randomly make entry without any permission to the property. Which I have found unacceptable at all and very disrespectful.Just now that we already left the accommodation. This is absolutely one of the worst gust experience ever. Unfortunately, this will be a horrible story to tell everyone and all Edinburgh residents and visitors should know about. This has to be sheared to everyone.

Listen, not the best. A bit noisy, somewhat overpriced, TV doesn't really work properly, the bed is not so comfortable, central sort of like staying in Disney. Went to Glasgow today by train and thought that was a much better place with a day trip here. But that's just me.
