The location of this hotel is perfect! Walkable to everything (even Dean Village), and wonderful views of the city and the castle.Room was nice, however it was hot - even though it was chilly outside, the room was quite warm and we did not see any way to adjust - I did not ask though. The WiFi was very intermittent, and we were only able to use it a small percentage of our time there. Also, a mini fridge would be nice. The front desk staff were kind and helpful. All were friendly.Overall, I would still book this hotel every time! The location cannot be beat - pictures are our hotel guest room views! And the staff were great.

I stayed in one of the upgraded rooms and these are a huge improvement. Lovely room compared to the old ones. All new bathrooms and furniture. The decor is really nice. The food is really good here. I love the afternoon tea. Can't wait to visit when the full refurbishment is done. Only issue is front facing rooms can be noisy even though they have a very nice view but suppose this can't be helped with the trams up and down.

We stayed here for a week and would definitely stay again and recommend it. Our room had a beautiful view and the hotel is well centrally located. Staff was extremely friendly. My only issue and why no 5 stars is that the wifi was extremely unreliable and didn’t work a majority of the time.

My wife and I stayed at the end of June. Both Pride and the Royal Highland Show were ongoing at the time, making Edinburgh super busy, so staying here was a fantastic choice. As the hotel is on Princess Street, we were in the perfect spot for pretty much anything we wanted to do. We were within walking distance of everything and had a fantastic view of Edinburgh Castle from our room. All of the staff were very polite, friendly, and welcoming. This was consistent from the moment we checked in, throughout every breakfast, until the moment we checked out.The newly renovated rooms are excellent. The bed was comfortable, the TV was modern and easy to use, and the bathroom/shower was really clean. We're definitely going to be staying again, and can't recommend it enough. It was our first time in Edinburgh, and having such a great, well-located, and friendly place to come back to made the trip what it was.Thank you to all of the wonderful staff who made us feel at home during our stay!

Loved this hotel, right in the heart of the city, 2 minute walk from Waverley train station, easy access from airport as there is a tram stop right outside the front door. Staff could not have been more helpful from storing our luggage to sharing their wealth of knowledge on how to navigate the city in the busy time of the world famous fringe. Room was well equipped & beds provided the most comfortable sleep. Again, due to the location of this hotel there is no other hotel with the view you enjoy from the bar & breakfast area. Talking about breakfast, I have a couple of allergies & I didn’t feel in anyway as if I was missing out as I was well catered for. Overall thoroughly enjoyed my stay & would definitely recommend for visitors to the city who are looking for a safe, comfortable, welcoming & well located hotel 🤩

Nice hotel and great service but we had a car and several pieces of luggage. Only trams, busses, and taxis are allowed on the very pedestrian busy street in front of it.  …

One of the best hotels in Edinburgh, the view from the room was just beyond perfect. It is at the perfect location. The only issue we had was there was no air conditioner in the room due to ongoing hotel renovation but the staff was very cooperative and provided us with table fans. The staff is very sweet and helpful! We would definitely come back and stay here!

I am staying here after such a very difficult week experiencing flight disruptions, lost luggage and a disappointing Airbnb and this hotel made it up all for me. Stunning view, clean room and wonderful customer service. Despite renovation project, it is well maintained to high standard. Location is perfect. I would like to single out the reception staff, especially Kimberly who was very kind and took the extra mile to make sure that my Edinburgh week concludes on a positive note. Thank you, you really made a difference in a guest's experience. Will surely be staying here again and recommend to colleagues.

I would not stay again due to the litany of mediocrity. Pros: proximity to the train station; beds and pillows were comfortable; shower was good (instant hot water); and breakfast was good. Con’s: there is no fridge in the room; there is no climate control in the room which got quite hot (we ended up leaving the window open and had to deal with the city noise instead); room and lift cards sometimes worked, sometimes didn't; the internet was unusable. I struggled to download/upload photos from our day trips or offline movies. We paid £875 for 3 nights, and £220 for an extra night as we were leaving on the sleeper train and needed the additional hours. Value for money I would rate as 0 stars. Very disappointed
