We called at 5pm and asked if there were any rooms available - The owner had no issues with us staying, even though we wouldn’t arrive until 11pm to check in. Was just what we needed. A clean room and comfortable bed to stop over. Breakfast was included in the price and was very generous. The rooms are a little tired, but excellent value for money. Would stay again.

We booked on the day but were disappointed when we arrived. The place seemed unloved, the reception and eating areas were mismatched and dirty. The sheets on one of our beds were clearly dirty on the inside of the bed covers and hadn't been cleaned the last visitors. We complained and had new sheets fitted quickly but the pillow covers were still pretty damp. This was the final straw and none of us wanted to stay so we packed up, were refunded and had to go and find another place to stay with two young kids. Worst hotel experience we've ever had. The photos shown on booking websites or Google are very old and not at all representative.

We travelled to Gretna to get married and stayed here for 3 nights, it was lovely, Amer is a lovely man who goes above and beyond to help, its a clean, cosy place to stay. Continental breakfast offered every morning. Amer saved the day by being a witness at our wedding also and did an amazing job at doing it. If you want an affordable, clean cosy bed and breakfast stay here, you will be welcomed by the lovely Amer.

So we had booked a room for to sleep 2 and with a dog . on arrival the place looked pretty run down and not like the photos but we just hoped that inside looked better…well we were then told that we had been upgraded to a better room and was also told that we were going to be charged extra for having a dog even tho the booking said we had a dog….ok… not sure what they meant by upgraded but we were in a room which kinda looked like there dumping ground for there spare bits and bobs, chairs, tables and dressers just shoved in the corner, the walls had god knows what running down them and we’re in need off a good clean and paint, the bedside tables and lamps were filthy not what you want about and the side of ur bed, bed seamed ok clean but not sure if it 100% was, the room was freezing,The walls and floors in between rooms were paper thin, you could hear EVERYTHING from the owner and another guy having a full conversation at 11 o’clock at night to then who we reckoned was either the owner or night guy watching his tv till about 3 and then snoring all night… we didn’t get any sleep cause of the noise. I was pretty certain that we were the only ones staying there that night and overall just wasn’t a nice place . I get we were taking a dog but expected a bit more for the room after the price we paid and also being charged extra… thankfully it we were only there for a night but you just expect some more, especially when they were the closest dog friendly place around from where we needed

A warm welcome, on arrival, from Amir. Much appreciated after our long journey. Bedrooms are up one flight of stairs. Although the building is looking a little tired, it is clean, warm, and comfortable. Our large room was perfect for our needs. Breakfast was continental style. A good selection of croissants and the like, alongside the usual fruit, yogurt, toast, cereal etc. A suggestion, to improve further: Maybe offer oven warm pastries as well. (We didn't enquire if this was an option, but given Amir's hospitality, I'm sure this could have been arranged on request.Overall, a comfortable night and welcoming service. Will call again when in the area.

Great service. After wild camping in Scotland, our last night didn't go to plan, so we booked a room here at half 10 at night and the owner was incredibly kind and friendly, waited up until 1am for when we eventually got to the b&b. Incredibly friendly and professional. Comfortable room, nice breakfast, definitely recommended
