1. Exit the airport and follow signs to the tram station.2. Purchase your ticket from the convenient vending machine adjacent to the tram station.3. Board the tram and relax during the 25-minute journey to the Hay market Station.4. Disembark and take a short 5-minute walk to this family run hotel in a townhouse in s very quiet residential colony and yet filled with super markets, Indian and orientalise restaurants and walking distance to Leith which is stunning. There is a very large family room at the basement whose windows open into the green area. Seems newly renovated and tastefully done up.There is a reception area but most times there is no one around and you have to call an international phone number to invite the receptionist to attend to you. Young Indian girl Ashwini managing the property. Super friendly and helpful.

Our room was called De Luxe so expectations were fairly high…. shabby mismatched furniture, wardrobe doors did not stay closed, coffee table covered in stains, very creaky bed, handles missing on bathroom cabinet, constant traffic noise …

Astonishingly rude owner. We confirmed (TWICE) before we arrived that we could check in slightly early (usual check in time is 3pm and we arrived at 2:15 pm). We made specific plans around the expectation that we'd be checked in before 3pm. When we arrived the owner was INCREDIBLY rude and abrasive - he asked "where are you from?" as part of an insinuation that we didn't understand local customs and were trying to check in early because we were dumb foreigners - first of all my fiance is Scottish, so you can't pull the "you don't know how it works here" card, and secondly, like I said above, we had confirmed our check in time TWICE. The owner also couldn't find our check in slip (eventually found it but initially looked like he didn't have our booking on file) for a while. We had to sit and wait and that messed with specific plans we had made for the day. Lastly, he reeked of alcohol which didn't make the interaction any more pleasant. The location is good and the room was OK so it's a real shame that the owner's complete and utter lack of ability to interact normally with other human beings ruined the experience completely.

The location was nice, walkable to restaurants and shops. |The hotel is older, but adequate. There is a bar and tables set for breakfast but oddly, no one was there and by looking into the kitchen you could tell it wasn’t being used. …

Excellent location (just outside the city-centre but very close to the tram/train) and the hotel and room were lovely. Staff were very friendly. Reminds me why small hotels are just better than the big chains.

Feels more like a bedsit than a hotel. Arrived to a locked door (after stating arrival time). Looks lovely from the outside and bar area looks great but no sign of staff at all. Room was a ‘deluxe’ double. Nothing ‘deluxe’ about it. …

We had an amazing experience at this hotel, aside from the lovely rooms and bar area, the service was exceptional! The staff were so friendly and could not do enough for us and really put the cherry on top of our stay. Thank you, we will definitely be back.

Took my girlfriend here for her birthday weekend and it was amazing. Started off with free birthday decor in our room. Beds were so comfy, room was immaculate with great lighting. We then got offered breakfast for £15 each which is very good value. All staff were lovely. The breakfast was the best part of our stay , so many options and variations and such a delicious breakfast. We would go back just for the breakfast if we could. Such a good stay, we will DEFINITELY be back soon (just for breakfast lol).

For the price this place really isn't great. Small room, small bed generally a bit tired. We had ripped towels and dangerous iron that had failed its PAT test 2 years aga. …
