The location is great and the room was clean. Bed small and linens odd for a bnb. Despite many signs indicating that this was a no smoking venue, there was a very strong smell of cigarette smoke in the house from the start. The man who opened the door for me absolutely reeked of it, and he gave poor advice as to where we could legally park our car. I never saw him again for the stay. Fiona showed us our room and it was ok but also smelled of cigarettes. We left our bags and went straight out again and when we came back later to sleep, the smell was worse. We struggled to breathe as the window did not open very much and sleep was intermittent. We left at 7 the next morning. No breakfast was offered. My clothes I wore in the room still smelled the next day/night. i sent an email providing feedback with no response from the owner. Do not stay here if you cannot tolerate cigarette smoke. It is a very unhealthy place to stay.

Spacious rooms with old school design decently clean, nice simple breakfast. However the strong cigarette smell made the stay very uncomfortable. The room was no smoking with the sign. However, the strong smell felt like was coming from the corridor from under the door.

Attractive location near river and opposite castle. I had room 4 right at the top. Very tired decor. The bed creaked all night and was very lumpy. I had to get up at 5.30 to go for a walk in the early morning sun. Cooked breakfast was fine. Urgent need for a new bed in that room.

Terrible experience. We took 2 rooms there and imediately smelled the terrible cigarettes stink. The rooms are weird with an oldish like design. Bed is uncomfortable and dirty. Just dont go there.. There are plenty of lovely, good priced hotels and guesthouses in Inverness.

Room was clean and tidy but smelt very musty and the bathroom had a horrible smell. WIFI was really non existent. Pillows like concrete, take your own. Great location but would not choose to stay there again.
