Great location for the Fringe. The room was a small double with a separate bathroom but we knew this when booking and it met our expectations. The breakfast was lovely and the hosts were warm and welcoming. Would recommend.

The most horrific stay of my life. The host is racist, rude, very aggressive and greedy. The property is not what they show on the booking.comThey write private bathroom but it’s not, it’s across the floor. They are showing jacuzzi bath tub but it’s not working, you can use only standing shower. Also, the room was dirty with old bedsheets. You can order the food and they provide only breakfast of course with extra payment.I had to change the hotel in just 3 hours.

We stayed in a very clean and comfortable but cluttered triple room for 3 nights for the Edinburgh Tattoo and Fringe. We were greeted warmly and made very welcome. …

Very friendly & helpful staff.||Bit disappointed that room did not have en suite, advertised as private bathroom which turned out to be a bathroom to ourselves but down the corridor from our room. …

The b&b is located on a lovely, quiet street away from the hustle & bustle of the city centre. It’s a beautiful b&b and it has the real feel of being at home rather than a hotel, it was comfortable and cosy. The hotel is situated about 20/30 minutes walk from Edinburgh city centre but it’s a nice walk.Mike and Caroline were so welcoming and friendly, making sure we were okay every time we saw them. Mike was very helpful about the area too, where we could get the buses from if needed and asks recommended an Indian restaurant nearby (Ronaq) and it was a delicious! There are buses nearby if you don’t fancy the walk which are fairly cheap for an adult single. Our room was perfect for our three night stay with everything that we needed. The bed was so so comfy! It was absolutely perfect to collapse into in after a long day visiting the attractions. The bathroom had a spacious shower with big bottles of shampoo, conditioner and shower gel available to use.Big jars of coffee & tea were provided in the room too, not the little sachets you can sometimes get, so it was a bonus if you drink a lot of tea/coffee.The breakfast was spot on every morning, I really looked forward to it. It was a traditional Scottish breakfast (sausage, bacon, scrambled egg, tomato, mushrooms & a potato scone). There were a selection of cereals, freshly made coffee, tea, orange juice, fresh fruit and yoghurt to choose from too.I can’t recommend Carmichael enough, it was perfect for our entire stay! If we came back to Edinburgh we would definitely stay again!
