The owner Keiko is absolutely lovely and was super welcoming. The pictures online don’t do it justice, the room was beautiful and clean, really comfy bed etc. Brew facilities in the room, little cotton pads and earbuds supplied which was a lovely touch, aswell as shower gel. Bathroom was small but clean, the shower pressure wasn’t great, but was manageable.Breakfast isn’t free as stated online, but that wasn’t an issue for me and my partner as we ate out over the weekend.Location is lovely and quiet, it’s around a 20-25 minute walk uphill into town.Would definitely stay again!

We went for a city trip to Edinburgh and stayed 3 nights. The House is located in a quiet area next to some cafes and restaurants. The city center and all main attractions are walkable.We arrived early and were able to store our luggage in a room. The Check in war very easy and straight forward. The overall experience was good and we’ve had no complaints.

Worst experience ever!! I came from Italy to visit Edinburgh with my sister, I booked a room here and a few hours before we arrived in Edinburgh, the "owner" of this guesthouse wrote to me to look for another accommodation because it has no hot water. I wrote back when she would solve the problem and she told me that it would probably be solved in 3 days when we already had to leave. We finally got there, the owners behaved very badly, they even kicked us out, they spoke with us very rude, the husband of that woman didn't even speak English with us, they spoke in their language in front of us. Very unprofessional. As I said above, the worst experience EVER!!!!

Horrible place. Avoid at all costs!!! Horrible host, lies and scams you out of money. She took my money and scammed me for 2 nights and kicked me out to the streets after being upset she had no hot water or food for breakfast. Watch out she proves late check in , cancels you for no show and keeps your money.

Stayed in the single room with a shared bathroom. The room itself is nice enough with a comfortable bed, a sink, and a table. It looks out onto the road but road noise was never an issue. Some extra amenities like hand soap for the sink would have been appreciated though.The shared bathroom was alright apart from the shower being very oddly designed, nothing that'll impact the shower itself but just led to a bunch of water splashing out and when other people didn't clean up, the bathroom became a bit messy.The location isn't great if you're just walking or taking public transport. Edinburgh bus routes nearby weren't very frequent, and getting there from and going to the train station takes a bit longer than it should. The neighbourhood had an alright selection of eateries with one slightly upscale convenience store/market.I booked last minute so I can't speak to value.

Was skeptical at first, turns out to be a great choice!The room was exactly like the pictures. Clean & spacious, price is relatively low among Edinburgh. Nice & neat area, felt safe during the entire stay as the front door could be access by guest only.Self check-in was simple, friendly owners that were easy to reach by phone. Breakfast was great too!

Stayed here for a couple of nights and it was quite a nice experience. The manager, Keiko was really friendly, helpful and quite communicative as well. The check in and check out was extremely smooth. The room was huge and had an extra bed as well. They had even provided us with all the toiletries and stuff like cotton pads and such on the dressing table, which was a nice touch.The only issue was the bathroom was quite tiny.But overall it was a nice stay at a reasonable price and a good location.
