The Guest house is well situated near a very nice park. It is 20-25min by bus from the city centre. The room was quiet and comfortable, however not large enough for two adults and two kids. It was acceptably clean. There was no fridge in the room and no freezer in the entire Guest house, which was a major drawback for us, since we need to store temperature sensitive medications when we travel. There was only a small fridge available in the dinning room. All in all the room was good, but not worth its price.

We stayed in a room for 2 which I think was overpriced at £172 per night. No breakfast only 1 chair despite 2 people staying. The toilet seat slipped out of its position and the wash hand basin plug didn't work so you had to use your nails to try and pull the plug out from the now dirty washed in water.It was like a budget basic guest house but NOT budget price.The location however was good overlooking a green and convenient bus service to the city centre from virtually outside

Firstly I need to say the owner guest house was so responsible to my all message.Whichbis really not common for all business.We just stay two days. Location easy to reach ceity centre. Bus stop just a minute and takes to ciry 15-20 min. Bus number is 1. & 49 you can take from hotel road to Princess Road and train station.Room was enough big and clean for us with 6 years old child.We had in the room. towel, bath set. Tea coffee, hairdryer, iron, hangers.Sleep was good and quite street.Our room had window street view.It was lovely welcoming with Lucky I hope I write his name right. He was so kind and thoughtful.There is sitting and dinner area which I really loved almost vintages elegant classic with furniture.We highly recommend if you your budget not. higher.Thnak you so much for everything

Lovely stay for first trip to Scotland. Close to the centre.Team were all so friendly and welcoming and really set the tone for the stay. It was clean and comfortable and had small quirks to it such aa biscuits and sherry complimentary.The rate was higher than I expected for this kind of stay but I imagine that it is due to seasonality and occupancy, I also would've loved an option of breakfast as we would definitely have had it if so but otherwise an amazing stay. Thank you.
