Couldn't have had a more pleasant stay here than I had in May this year.I'm disabled with severe mobility issues and the owners were willing to give up their private parking space to me if I needed it.Thankfully because Edinburgh City Council is also excellent, my Blue Badge meant we could park without limit right outside the front door!The guest house itself is basic but very well kept, the staff are welcoming and the breakfast was very good.We were able to get extra teabags/milk for the room without any problem and had our own keys for access at any time.I'd happily stay there again.

We stayed here for a weekend in Edinburgh and found it a great stay. The beds were cosy, the shower had good water pressure, the breakfasts are very tasty and the location is ideal - a short walk into the main tourist part of Edinburgh and some great neighbourhood bars and restaurants. Highly recommend!

We were expecting the room to be a little tired judging by the photos on the website. Unfortunately it was very tired. The positive was that at least the bedding was clean.The bathroom however was not very nice. It needed a good deep clean. The shower curtain needs replacing. The bathmat was more than a little old and we had watered-down handsoap.Breakfast was okay, but not great. I would not recommend it. We spoke to a member of staff on our departure to express our disappointment, she was pleasant and advised us she was fairly new but would pass on our feedback.

I thoroughly enjoyed my stay at Kinnaird Guest House. It was my first trip to Scotland and I was there for 9 days. I had a lovely room with a garden view. The location is perfect as it's very close to the Haymarket station. Good breakfast and friendly owners! Would certainly go back there the next time I visit.

Stayed here again 3rd week in July 2020. Again made to feel welcome nothing too much trouble for them nice breakfast our room was clean and tidy. Great location for walking into town although when we went this time it was difficult times during various lock down restrictions in town. Always happy to stay at kinnaird never stay anywhere else. We were a family of 9. We had booked 4 double rooms and 1 single room back in Dec 18. However 2 days before our booking date we had a phone call to say they had double booked, we had not choice to jiggle rooms and people so we could all stay together. Before we went out on our first night the landlady said " I'm glad I've got you lot together " I have a regular guest who works night so don't be slamming the doors" the next morning the landlady knock on the door and said "Have you unplugged the TV we like to watch TV whilst cooking" it turns out we had but there was no sign to say don't turn the plug off. Breakfast time I asked if I could have a pouched egg only to be told "I don't have time to cook you a poached egg" how rude the landlady has no customer service and certainly dosnt know how to talk to people without being rude. Public liability insurance certificate was out of date and the fire action notice was not complete. The dog kept coming in our room. And the amount of tacky ornament in the bedrooms, dining room unbelievable. I would not recommend staying at this guest house and I most certainly will not be staying ever again.
