So look, Imma be real with y'all: the price is what you get in terms of rooms. Room for 5 folks, the washrooms worked fine, it was clean and the shower... Worked up to a certain point. But we slept and woke up just fine. It is what it is. If you're not picky about a swimming pool or a fitness room (which, if you're looking for this type of place you don't give a toot anyway), then book. The housekeepers were kind, and check in was prompt, if not a little bit clunky. They allowed us to hold luggage as long as there was room to do so. Rooms were cleaned as much as they could have been and I respect that.Location is the biggest winner though. You are close to EVERYTHING.Creaky place but it works. I hope the place improves though, I'd book again because it's a solid 3/5.

Stayed here for the weekend. We had a garden room, which was very cosy and warm. Great location to get into town, we took the tram and got day passes. Great value for money for the price. Would stay again.

I read the reviews for the hotel only the night before travelling so would have been difficult to find somewhere else at such short notice especially during the month when the fringe is on. …

I booked a family room for four adults. The beds seemed clean and comfortable, and the shower was hot. However, when I got in bed, I noticed a mouldy smell near my bed, which my group couldn’t detect at the time. By morning, everyone could smell it, and what wasn’t visible in the evening became clear in daylight—there was mould and wet spots all over the wall by my bed and from the ceiling. While the price was good, I wouldn’t risk staying here again. It feels like management tried to hide this issue and still chose to sell the room despite the health concerns.

This has been one of the worst “hotel” experiences I’ve ever had. Room was smelly, receptionist was far from friendly. WiFi was not working on our room.Location was pretty good, quick bus and you were in town very easy.I would not recommend this to anyone ever, never going to book anything similar ever again.

Major road diversion on the way back from Isle of Skye so we had to book a quick impromptu sleepover in Edinburgh for a few hours. Of course, this hotel has an available room… guess why? …

The room wasn't the most luxurious, that's true, but the staff was super friendly, it was clean, and the location was great. The nearby park and cemetery are perfect for a walk. I can't understand the bad reviews — for the price, everything was just as I expected. I will come back.

A dark, dingy, smelly, uncomfortable, cold, dirty hovel. It is simply outrageous that this so called “hotel” is allowed to operate. If location is everything then this hotel has nothing. Rubbish location. …
